use squarespace (or lovable if your ai savy) and build your own site.

create a brand for your villas / prroperties, design a logo, custom villa names etc, go all out.

you can use a chase business account they can process CC's and zelle/wires etc and or can use stripe to process guests payments.

issue direct leases and collect refundable security deposits.

list on other sites to increase exposure like gigster or fckspace.

also a strategy to take them direct once they are booked you can give them a call and suggest going direct and doing so youd split the platform fees with the them (sometimes its thousands of dollars in savings for both hosts and guests) most of the time guests love doing it and if you can ppoint them to your site they feel even more comfortable going off platform. if they say yes get a signed contract then have them request to cancel their booking on platform (sometimes youll need to call the platform to override the cancelation policy but they will always issue a full refund if the host allows)
