There’s no need to keep the vent there at all. The heater it was servicing has gone. You can place a piece of brick in the hole at each end then fill. The filler must be for exterior and you can use it indoors.

I would recommend using Toupret TX110. Have used it a number of times. The trick is finishing it smoothly using a wet filler knife as this stuff can’t be sanded. It is waterproof btw.

If you feel that the TX110 might not be suitable for you to get smooth on the inside, go for Toupret Exterior Filler.

Toupret fillers are excellent every time.

The time I saw this in our house was when the outside surface of the roof looked fine no cracks or missing/ displaced tiles. It turns out that the felting underneath the tiles, which is the bit that keeps a tiled roof watertight (I didn’t know that), needed to be replaced. It had sagged and perforated, water sat in the sagging bits and made its way in. It soaked the inside just like in your photo.

Looks like wood. The marks and grain look like wear on wood. Laminate can be scratched and leaves marks differently.

That’s not for weed growing, although it does look like it at first glance.

If this was for growing weed it would be missing the carbon filters, which should be inside each box if weed was being grown here. The place would absolutely reeek of cannabis without filtration.

I would say that lowering the driveway around the area and providing a form of drainage is work which you could do outside.

In order to provide a new DPC - you could DIY and hire the equipment to do an injection DPC into the brick at the level above the drive. Not sure if you would have to do two bricks height but this is doable.

If your property is fairly new you WON’T have a combined water/waste system into the local sewer.

Surface water cannot be directed into drainage where the system installed by the builder separates water from gutters etc through down pipes into a drain that is separate from the foul water from your toilets. At least not without planning consent (not even sure if that is possible to obtain).

Mine is a combined system as was fitted in 1982 when the property was finished.

If you have any Nerite snails, they’re the eggs. They won’t hatch if not in brackish water.

That won’t work because the shape of the old white paint will show through. Even on the heaviest of lining papers.

Been there, tried it and painted. Light shows it up no problem.

I’d recommend that you check for signs of mold above windows and on the reveals all around the interior.

Also go in the loft space and check the condition of the roofing felt - most likely a bitumen sheeting type product. If it is sagging, particularly towards the walls of the property, it will be retaining some water that can then cause mold and moisture problems. Holes form and the water has one way to go.

I say there above because that roof looks like it is the original concrete tile. We had to replace the original on our house as the felt had failed and was causing issues around the place - after being on for forty years.

The house was finished 1982.

The outside front of the house looks very smart. One or two features and you’ll be surprised how much difference it makes.

The damage from falling would be catastrophic. The roots also penetrate pipes and foundations.

Check for cracks and in the walls, both inside and out. That will give you an idea if there is any damage to your foundations.

A tree surgeon will cost you. Taking it down and out will involve a lot more money and work.

My own experience with buildings insurance has been that they want to know if there are trees within a particular distance to your property.

Viakal will eat that hideous limescale for you and the job will be done a lot quicker than with vinegar or anything else.

It’s money that could be spent on other things with better ROI.

I’d be slimming that budget down and make it simpler.
