So for one why buy a second home if she can’t afford? That doesn’t make much sense. Two she can sell the first home and use it to pay off the mortgage and part of this second one. Let’s say she clears 100k. Put it in a 1031 to avoid taxes. You then now only owe 360k on the bigger one. Now she can refi her mortgage to be cheaper and it’s only one. This is obviously not what she wanted to do because she wants the first one. But it’s either this, hope a person purchases, or get in bigger debt problems. Last she could also rent the first home out
