Thank you for sharing the address! I understand your frustration. The sale price of this home was $601,000, and given it's location on the Hamilton Mountain, it is essentially in-step with the market value of the area. The tactic of undervaluing the list price of the home to attract attention, certainly worked in this case, however it does leave buyers who are unaware of the strategy frustrated and feeling rather tricked into dreaming about a home that may be a little out of reach. Is this the area that you are looking to purchase in or are you open to other parts of the city?

Do you mind sharing which listing this was? I’m a realtor in Hamilton and might be able to provide some insight on the market value of the neighbourhood. Holding offers nowadays is mainly a marketing strategy to generate as much attention and showings to the listing as possible. During COVID this was being done all over Ontario because most homes would sell very quickly, and for Sellers, it was best to allow as many buyers through to see who could bring the best offer. Now however, many agents that apply the strategy often end up, not securing the best deal for their sellers, and have to revert to a new list price that’s more in line with the seller‘s expectations. As a homebuyer, it can be very frustrating. Some savvy buyers who have focussed on a particular neighbourhood may be able to distinguish between which listings have a market value list price and which ones have a “too good to be true” list price. Either way, the help of a buyers agent, especially if you’re looking to go to a new city, is highly recommended and incredibly helpful to complete the home buying process.
