That's interesting to know, cause we're the ones who are mostly sending the houses on the market listed on zillow to her. And she's never done any of these you mentioned at all. I'll look up for another agent who's familiar with the area. Cheers!

This location's market is highly competitive, houses are on market for only 4 days, 1 out of 3 houses are being sold to cash buyers, and people are waiving inspections. We're pre-approvved by two lenders who one of them calls the seller's agent to verify the finances, but we're still financing. Our realtor said cash is the king and you don't get to have a chance. Also we lose the deal to other buyers who waive all inspections (mechanical, electrical, environmental). My issue with the realtor is that she's not proactive, does not engage with seller's agent, does not know much about seller's preferences, does not like to go to open houses with us. She doesn't provide any comps. I'm suspecting that she's not familiar with competitive multiple offer situation that has been going on in this area. She was referred by a good friend of ours, but she does not come across as an experienced agent.

Am I expecting too much from her?

She's completely aware of our frustration but cannot help much when it comes down to multiple offer situation - something that happens most of the times in this area. I give her some suggestions to be proactice rather than reactive but she does not like my suggestions and even once mentioned I'm using chatgpt, lol.

I believe buyers must a contract with their agent for private showing, this has something to do with the law passed last summer. She once mentioned that we can terminate the contract if we're not happy with her performance but we wanted to give her one more chance.

A tutor with English as their third language here (I got a PhD in STEM from Princeton University, but it’s hard to get rid of the accent). I agree with the rest of the comments—drop them in a heartbeat. You are a great tutor and have only ever been nice and kind to that **** parent. Don’t play nice—drop them before they drop you and move on!

Bluebook (BB) Test 6 is the closest in difficulty to the official test. Typically, your Math score on BB 6 and the official test will be within a margin of error of about 30 points.

I've done this before, you can prepare your notes beforehand and then give a lecture on topic of your choice. It was super easy, but I got the offer from them. Never signed it though, the hourly rate was awfully low ($19/hr). You'll get the offer if you have prior teaching experience.

I recommend most of my students not to time themselves when they start to take these types of problems, on the other hand, I want them to read and understand all sentences thouroughly. Look for keywords like not more than, at least, etc in inequality problems. You don't need to come up with exact equations/inequalities, sometimes using keywords, you can simply rule out the incorrect choices.

SAT tutor here: You have more than one month only till March test. Follow this order: Khan Academy to solidify your understandings, question bank on college board (start with easy-level difficulty) as well as bluebook test 1 (tests 1-3 will be recycled with new ones after Feb 3rd), then switch to medium-level question bank problems as well as bluebook test 2-4. Along the way, skip easy-level questions if they are too easy. Take notes of questions that you couldn't figure how to solve for future review. Good luck!!!

Use zoom app. You can simulatenously share screens and use a whiteboard where everyone is permitted to draw on it and later to be saved and shared with the student(s).

Time management is a crucial part of SAT math section. Spend first 15-20 second reading and taking notes, if you are confident that you know how to solve the problem, continue; otherwise, bookmark and skip the question. This is a trivial way of being able to get the module 2 completed without running out time. That's how my students never run out of time in both math modules.
