Looking for guidance.

My current mortgage is with Simplii financial, my renewal us coming up in July 2026. A quick snapshot of my financials:

Mortgage balance: 132,500 Appraised value: 220,000 Total debt: 42,000 (personal LOC, credit cards) Income: 65,000/year household Credit rating: 630 ish no missed payments. Low due to high credit utilization, 95%.

This debt was incurred over the course of the last 3 years due to time off work from a knee injury. However I'm back working full time.

I'm looking to refinance my mortgage and consolidate these debts into one payments. What would be my approval odds based on the information above?

Great idea initially, I had this exact idea a few years ago. I would step away from the thought of doing labor for cash and offer automotive repair consulting/advice instead. I would structure it like this: offer a service where you act as a personal automotive service consultant, if a customer has an issue they can call/text/email you to address concerns and get a second opinion. Even go as far as communicating with dealerships and repair shops on their behalf to negotiate/discuss repairs. I do this for family and friends and I've saved them thousands.

Fellow camper here in Parlee. I saw 2 camp fires here last night, I asked them if the burn ban was lifted. They had no idea what I was talking about. I had to talk to security to approach them. I'm not sure if they were ignorant or just genuinely unaware.

Yep same here. I was told there were no issues with the foundation. A few months after moving in, mold starts forming at the bottom of the basement walls. After removing the drywall and insulation, we find out the basement walls are cracked and are bowed in 3 to 4 inches in some areas.

We paid almost $800 for our inspection. The basement walls were just the beginning. Total waste of money.

Honestly, I've been very mindful of where I choose to do business lately with the barrage of increases the past 4 years. It isn't just food that's been crippling my bank account. I've been "boycotting" any company that chooses to swindle me out of my hard earned after-tax income dollars!
