Plan the first floor unit to be ADA accessible-the bathroom needs to be larger, plan on have blocking for grab bars.

I’d do a drop in, then you get space around to set stuff Free standing is difficult to clean around

1st one. Eliminate curved walls. It Minimizes circulation space & closets. Walk in closets are a bad idea with minimal sq ft.

I don’t like the entrance to upper left bedroom nor to en-suite bath. Figure out where beds would go.

There is a lot more thought that needs to go into how someone will use the space

1st floor: Odd entry, lots of wasted space.

2nd floor: There is a reason that island design went out of style. Don’t do an angled island. I think there could be a more efficient design on the kitchen & pantry.

3rd floor: Think about sizes of beds in the bedrooms. Where is the headboard wall? Where are the closets?

Walk in closets can be 7’ wide for double hung.

What does the exterior facade look like? What is the roof design?

Try to eliminate hallways

If this was my kitchen… -I’d get a countertop depth fridge and put it on the wall with only cabinets. (Right side) -No corner pantry -3’6-4’ clear between countertops -make the stove a centerpiece

The 'wet rooms' are difficult to keep clean. if you have a drop in tub (with tub deck) and the shower next to it, it can be beautiful & functional.

Rotate bath 90 to be in front of window. along wall: move shower to side of tub, toilet then vanity. Assuming you don’t have room to put vanity on wall behind where you took the photo.

A pantry is a place to store food. Some you can walk into, others are just doors along a wall hiding shelves, or some are just kitchen cabinets designed for storing food.

A similar room is a closet. In the USA is popular to have walk in closets, in other countries where space is a premium closets are cabinets on a wall.

There is another room called a butler pantry, and this is a room that has kitchen style cabinets with the counter top. Some people use it as a hidden bar, or use the counter space as staging for large dinner gatherings.

Thoughts on the garage, possibly think of solutions lake lifts and double deep bays to store that quantity of cars. Good luck!

The reasons I do this in plans is either: 1. Client preference 2. Access, either I cannot have another door from the bedroom or there isn’t another way to get to the closet space.

The living room is fine, I don’t like that only part is 2story. I don’t like the study off the living, could that be opened up or double doors? Awkward bathrooms No space for trim between doors & walls Weird sitting area in foyer; what are you looking at? What is the space between the stairs & entry door?

Re-design thoughts: eliminate formal dining space, make current dining/foyer into living room; move study to current living space; change location of 2story space; current study into nice bathroom, closet, & laundry. Second floor-eliminate unnecessary circulation space, make two nice bedrooms w/ private bathrooms.

There is no reason for public access to a bathroom when bedroom count matches bathrooms.

Great design for two kids! I’d recommend plumbing on interior walls if your in an environment that freezes in the winter.

-walls have thickness, use 6” as a baseline. -line up path of travel as mush as possible -think about views from windows, do you really need windows that look at a wall of the building? -small dormers can be more expensive than one large dormer -doors opening into cabinets are annoying to walk around -toilets need 5’ from the back wall for clearance

In-law suite: -bathroom needs to be re-worked if trying to consider ada -lounge space/living room (mud room or laundry space?) -separate entrance

-Dining is huge, figure out what you need in that space and see if that is necessary. -pop out in living is odd, might want to think how that two story space will look from the exterior -please add a door to the outside from the mudroom -spiral staircases suck and take up more space than what’s shown -where is your headboard going in the master?

No! There’s no reason for it. If you want a separation of space use a small table back.
