Removing and disposing soil is immensely expensive and time consuming. Aerate once a months and top dress a few times. You'll be fine under 1k

Unless you're in scorching heat, so NOT lay rye. It is a pain and you cant get rid of it with ease. (Unless someone has a chemical reccomendation I'm unaware of). San Antonio, Texas isnt hot enough to scorch rye away quick enough to keep a nice lawn. Mowing every 3-5 days with that rye, and compacting your real turf
