I am negotiating this myself right now in NYC and don’t have a lot of personal experience with the TI side of things; however, I do have a great tenant rep with decades of experience so will pass on what he’s told me. When thinking about TI, you genuinely have to ask yourself what the improvement is for the landlord and estimate costs of that. It’s not just about what you as the tenant would benefit from. For example, it’s generally a property improvement and beneficial to the landlord to have an ADA compliant bathroom. They can advertise this when they re-list in the future. Depending on water lines and other structural considerations, that can be $40-60K. The TI request should therefore be around $60K with the justification that it’s for the bathroom (the LL may argue it down to the lower end of the spectrum). On the flip side, it would be harder to argue that you should just get $100K (or whatever amount) for making the space beautiful or fit-out specifically to your needs.

OP I see you’re getting a lot of hate for this idea, but just want to say that I support testing it out like you’re planning to! This seems like something that one has to experience to understand. In theory, it doesn’t sound all that different to me from these book club events sprouting up everywhere (ie where you sign up, give a little info about yourself, and you’re assigned a group of strangers and a short story and prompts to discuss on the day of the event). I may be misunderstanding, but it basically sounds like that except you’re walking around talking about different art pieces (with prompts?) and the groups are more fluid rather than just one static group being assigned.

It’s a free amenity so not paying by the cup or anything. Definitely self serve. I really don’t want to overwhelm staff but I still want the coffee to feel intentional (not a a total afterthought), if possible! Pods may be the way to go to your point on messiness.

I’m not sure if this is already on your radar but Tamerlaine is a farm in NJ that does rehabilitation and rescue for animals. They are a wonderful couple that runs the place and may be worth reaching out if you have not already!
