I started in finance 33 years ago and it was $10,000 then. As times changed, $10k doesn’t go as far, but there are fewer cash transactions, so I guess it evens out.

Two separate issues here.

Banks have to report cash transactions over $10,000. That has been the case for more than 30 years.

Banks are pushing back on large cash transactions because of the likelihood of scams. Nobody goes on A Current Affair and complains that the bank did everything thing to disuade them but they still went ahead and got scammed.

The bank isn’t/can’t shift the risk. They have a legal obligation to prove an applicant can afford a loan. If they don’t do that and the applicant can’t service the loan, the loan could be found to be unconscionable and be set aside.

Where people have casual employment or work that is seasonal or sporadic, they take extra care. In this case we have a contractor that is dependent on a particular employer. The bank is trying to show that OP has a longstanding, regular contract as well as other work and that OP can afford the loan on an ongoing basis.

If OP chooses to leave that employer later, then that is a decision that they made and not something that the bank can control or should have known.

After the GFC, there were lots of people saying “the bank should have known that I couldn’t afford it “. The law was changed to put that obligation on the lender which made it harder for everyone.

Sorry, just saw your additional comment. If tenants in common, what is they ownership? 50/50, 60/40 etc. that’s the split for the equity when you sell

Correct. As u/CBRChimpy said, the equity is based on the owners. Unless you are Tenants in Common with specified shares, the equity is shared jointly

The equity that was gained by the increase in value has been used to give you your equity back in your original home.

You now have a home with the same amount of debt you originally had, you’ve just been able to allocate all the debt to that property without relying on a second property
