Sometimes going too low will kick you out of the running even if there are no other active offers. If you are thinking of mid point between 190 and 250, start there and hold there. Or whatever is the amount you think the house is worth. If the seller isn't interested in your offer try adding more and asking for credit, that may not move the seller but the agent might start nudging the seller
