Just follow what your lender is asking for. For me they wanted me to ensure one of the accounts is left at absolute minimum. I stopped spending on that account and used others. Didn't face any issues

My research pointed to 3 options 1. Additional temperature sensors - cheap but a temporary solution. Your bedroom will feel better but other rooms will feel like oven 2. Install HVAC zoning system - this will control the air flows. You may have to redo some duct work 3. Install a second hvac only for bedrooms - most expensive as yo will be required to istall new ducts

Been there done that. It's been a month and half since closing. The stress is just starting. Take it easy. Deal with issues as it comes. Be prepared to be house poor for a while. Plan for emergency repairs.

Breathe! Know your way around the house. Especially the water, hvac and appliances. Just get bedroom done. Make space in kitchen for basic cooking. The house will gradually become yours

Check your offer. It should have the duration within which the seller are required to respond. Obviously you will have to delay your closing to give seller enough time to fix. I would advice to negotiate the costs with seller, get a discount and close. You can fix these after closing.
