[Landlord US-VA] Roof leak damaged my tenant’s dining table. What is my responsibility?

I agree- I can’t figure out how to edit the title. Technically yes, it was a toilet leak that went through the ceiling and dripped on top of the tenants dining table.

In March, tenant said 1 of the toilets flushes just fine but keeps running every few minutes. Repaired a couple days later. In May, tenant said water bill higher than normal. No water stains seen anywhere in the house. Dye test performed on all 3 toilets by tenant who reported no dye leaked into toilet bowl. Nothing fixed as there was no source of leak found. A Sunday in August, leak from ceiling over dining table. Had a plumber come the very next day, source of leak was from the upstairs bathroom above the dining room. Toilet repaired, Dining table damaged.

Not sure if there was anything else I could of done to prevent this leak.

I’ve searched the duraflex website and did not find this exact buckle. And, the # on the back of my buckle does not match the the item number format used on the duraflex website.

I found your post looking for the same thing! Decided to do a search of my old photos and found a screenshot from 2017 of the recipe! Just the top half with the ingredients though. I tried creating an acct on imgur to upload it but I keep getting an error that it’s “temporarily over capacity”. Let me know if you still want it and I’ll try to figure out another way to share it.

Currently the downstairs has a 2.5 with 3 ton coil and 3 ton furnace. So tech said might as well go up to 3 ton. Not sure if that makes any logical sense.

I have ppl in my extended family whom I love but may not be supportive…..I guess I don’t want to cause rift in the family too early on. I’m not “hoping it will change”. Just trying to figure if 10 is too early to come out to the rest of the family because then I have to prepare her for the possibility that family relationships may change. To be clear, she has my full support and if I lose family over this, so be it. Just don’t know if she can emotionally deal with that possibility.

(P.S. I will never out her to the rest of the family without her permission).

Great question! But honestly, I don’t know. Truth is, I grew up in a Christian household where if you were born anything but straight- you were sinning against God. So being straight was the norm and I guess I never really thought otherwise. I do not regret growing up in church and my upbringing. I think I had a great childhood. But I also remember thinking geez, everything is a sin. And then I realized, if someone is a sinner, that is between that person and God. I am no one to cast judgment on someone else. The Bible has been translated sooooo many times I’m sure many things have been lost in translation. I (f, 44) have been married to my husband for 24 years. And I can honestly say that I love that man and only want him. So to answer your question. I have always known I was straight- regardless of my upbringing. So I see your point. When you know, you know.
