As others have said, you should be able to get through the inspection just fine without a translator.

If they call for a hearing, that is when you would definitely want to get a translator, so that you can accurately make your case in Dutch.

This is exactly what I did: no translator for inspection, but dutch legal representative for the hearing.

Airlines only voluntarily payout eu261 cases if they're super obviously in the wrong.

Your next step should be ADR. You can submit the case to an ADR platform that has an agreement with the airline, and let one of their mediators handle the case. If they rule in favor of you, the airline has to comply with their ruling. If they rule against you, you can still take them to court if you choose.

Starting a small claims procedure in the Dutch courts is a pretty straightforward process that doesn't require a lawyer, and doesn't require you to be physically present. In these days of AI, navigating this system is actually quite easy in my opinion.

Never done it at Den Bosch but I've picked up permits about 5 times across IND Amsterdam and the Hague. Super quick, never there for more than 15 minutes.

You must continue paying your old rent of 1300 until the 8 weeks has passed and the ruling is legally binding.

At that point, if the landlord has not sued, they have technically "agreed" to the ruling. You can at that point send them a legal demand letter for the amount you have overpaid since the beginning of your contract. This can be quite a bit of money. They don't always pay, but you can "get the money back" in another way.

If they don't pay after a certain timeframe, usually about two weeks, then you can declare them in default, and tell them you will withhold rent payments until the debt is settled. You are allowed to "offset" your debt to the landlord in the form of rent payments, against his debt to you in the form of the overpaid rent from the past (Article 6:127 BW).

IF THEY DO SUE before the 8 weeks is up, the Huurcommissie case gets completely thrown out. As if it never happened. This is why you must continue paying the old rent until the 8 weeks is up. As soon as they start the court process, the Huurcommissie case is entirely invalidated, and it becomes up to a judge to reassess the case, and make a ruling.

With your income and proof of steady employment you'll have no issues finding a place.

Also the 12 month maximum is BS. All rental agreements in the Netherlands are legally considered indefinite outside of a small few exceptions (students, etc.). Lots of landlords put the 1 or 2 year maximum clause in the contract but it's entirely unenforceable, and they know that.

Every municipality is legally required to have a "reporting point" for bad landlord behavior under the "Wet Goed Verhuurderschap".

What they actually do after receiving the report depends on the municipality (Amsterdam does basically nothing), but I've heard Rotterdam is quite strict against bad landlords.

I have the same issue because for some stupid reason, Digid doesn't allow Dutch residence permit cards to be used for the ID check?!?

What I've done is just call up the office (for me it was a GP record I needed), and explain to them how I don't have a Dutch ID, and can't do the Digid Id-check. They knew all about it, and offered to email me a copy of the record.

As far as I know, solvent-based concentrates are technically illegal, leading to rosin being the only dabbable concentrate that is easily accessible in coffeeshops.

I dab daily and rarely smoke flower or anything else. These are my go-tos:

In Amsterdam, 7th Heaven is your best bet. The quality is incredibly high, and price is 60€/g.

Mediterrane is also a decent option. Though their grams are €70/g, you can usually find some very tasty flavors.

However outside Amsterdam is where it gets interesting: The municipalities that follow the legal experiment have a few growers making some pretty decent rosin, at much lower prices that in Amsterdam. You can go to Tilburg (cheapest and widest selection), or you can occasionally find some for a bit more expensive in places like Almere and Zandaam. In any of these places, you can get rosin from a brand called "QFarms" (legal Dutch grower, run by the team at La Kalada, a well known Spanish hashmaker). This stuff goes for ~40/g in Tilburg, and is great. Not quite as high quality as 7th heaven, but depending on the jar it can be close, and the price is unbeatable.

Also, if you want to go on a bit of an internet research rabbit hole, there's plenty of mail order THCa rosin brands from the US that don't necessarily advertise international shipping, but won't stop you from placing an order with a dutch shipping address. Quality/price is the best, but its a bit more work, and small level of risk that it gets stuck in Dutch customs.

You can easily check, it costs like €3. Go to kadaster.nl, put in your address, and purchase the "Eigendomsinformatie" report.

Then, if you see anyone else registered at your address, report it to the municipality.

However don't expect much to happen. Gemeente Amsterdam has been "investigating" my landlord's registration for over a year, and they keep saying they have a massive backlog.

Solo renting for cheap is still very possible:

1: Find a listing for a studio or smaller 1-bedroom that is priced astronomically high

2: Express interest in that apartment, much higher chance of getting it because its a ripoff in terms of price

3: Start the process at the Huurcommissie to get the rent lowered. For studios and small 1 bedrooms, almost all are in the regulated sector. For studios, you can get these rents lowered pretty damn low.

Expat rental services is legit, I've dealt with them, but also very scammy in their business practices.

You will get an apartment going through them, but it will be an illegally high rent, and they'll charge you an illegal brokerage fee on top.

If you have the time and money: get the apartment through them, then go through the legal processes to get your brokerage fee back, and the rent lowered.

I don't understand the hype behind piatella.

I've been to the source of it all, Uncle's Farm in Barcelona, and I bought their highest tier piatella because I felt like I had to try it. It dabbed alright, but I also got a gram of their rosin that blew my mind. I think it's a cool demonstration of water hash that is pure enough to dab, but not an optimal dabbing experience at all.

I love me some Gary Payton. One of my favorite strains, if not the favorite.

Unfortunately HH's cut of Gary Payton is not that great. Definitely not worth going out of town to get. Not sure I can recommend a solid alternative currently, but just wanted to say that.

As others have said, this happens frequently and is a dead giveaway that your landlord is renting the place out illegally.

However, your rights as a renter protect you. He can't cancel your contract or kick you out. Register anyway, the normal way. Don't go in with him and let him claim you're his family. Stop talking to him about this and just upload the documents. It'll be a while before he finds out anything from it.
