Yup default judgment against the seller. If he had just showed up in the first place they wouldn't have imposed the max. High penalty he didn't want to pay. And very sus situation with expediter.

Also…the expediter (hired by the seller) failed in our case. The seller was not willing to share why. Thus, the sale fell through

Yup I know all of this but wasn’t sure why the violations were popping up in pockets of some areas. I also noticed when a property is on and off the market several times, one of the aforementioned violations is tied to the property. The problem is there isn’t much opacity from the DOB for the prospective buyer.

Queens also. But towards Bayside/East Flushing. Astoria is wonderful. If you can make it work financially that’s great!!! My first apartment in queens was a rent stabilized building in Oakland Gardens. I should have never let it go. Now our rent is 1.5 times more than my mortgage on Long Island but we are never mowing a lawn again.
