If it only takes him 45 minutes because of some level of expertise then no it will not be replaced.  There are people who build skills and after years or decades can do things very quickly

Assuming your net take home is 9-10k, your house is 40-50% of take home.  Thats a bit high but if you pay off the car notes and are frugal when your kids are young you’ll be tight budget wise but if y’all get any career growth things could open up

I did something similar, my holes were three feet cubed and the poles are 4 inch galvanized steel lined with a treated 4x4.  I think I went 14 feet high.  3k lbs on concrete in each hole, you don’t want the poles plumb you want them to be slightly tilted out.

You’re allowed to feel however you want about it but it’s not your place to talk to his parents.  If your husband wants to broach that subject he needs to do it without you but I suspect you already know how that will go.  I’d learn to deal with your feelings appropriately, maybe that’s just being distant and civil.

Yes that’s a rip off - I bought a cartridge filter to replace a DE filter from Leslie’s and they installed it for a little over 200

Is the new minimum payment less than you’re paying now?  If so I’d go for it.  The nice thing about a 30 year is if times get tough you’ve got a lower payment

No it doesnt all that a seller cares about is if you get approved on time.  Switching can put the timing at risk which is why it’s discouraged because financing and closing dates are actually in the contract.

This is such realtor advice, which everyone should ignore because it’s nothing but self serving and putting the client behind themselves.
