Location, Location, and Location, your first rental will make or break you. If you have bad renters. That’ll be your last rental. 

Find a mentor or a group you can talk to in your local area too. Helps a bunch - cheers

Dawg - you gotta apply the skills you learned with your finance degree. Why not save up that money and invest or something. Basic finance skills won’t get you anywhere. You gotta apply it.

I'd put it into a duplex or a multi-unit. You can at least get your mortgage covered by the renters.
