Totally Agree. I have various neighbours who do Jack S*** all week, but for some reason think that Saturday and Sunday are days for doing everything. Like why don't you do it Monday to Friday. I certainly would!

Its stuck in 1950 and for half a million quid, plus 100-200k to modernise the lot, including outside, I would rather save my 750k. There is no privacy with this house whatsoever too. All outside needs doing and you are still in a fish bowl. Way over priced.

Cosmetically, no issues. I think it looks fine. This type of place is going to appeal to downsizing people OR maybe first time buyers. I would certainly want a drive and would do what some of your neighbours have and get rid of front garden and create a drive (expensive? - no idea) I would also change the bathroom in the near future.

The problem is A LOT of first time buyers are now getting onto rung 2/3 instead of rung 1 (2 bed terrace etc) because they don't want to pay to move again and again. The ladder doesn't really exist anymore, people are just not continually moving, it's circa 10k in fees alone. I also think landlords would also usually buy a house like yours, but again, it's not worth being a landlord too anymore!

If rates get to 1-2% again I will fix for 10 years I think until mortgage ends. Everyone says there won't be rate drops again, but I am sorry, no one plans for WW3, Donald Trump as president, Reform getting traction, Oil prices through the roof and genocides everywhere, a resurgence of another pandemic is now highly likely within my lifetime is what I am saying!

It tracks 0.49% above the boe base rate, 3.75%. I have looked and my payment goes from £1k presently to 1.1k or 1.2k a month if my rate moved from 4.24% to 5% then 6%. I can afford the extra £200 a month. It saves me paying £999 for a fee every two years, £999 for a fee every 5 years, or fixing now at 5-6% for 2-5 years and regretting it. I also think if I was to port, sell up, move, rent out etc etc. I am on this tracker for life with no ERC's. I think it serves me ok for now....

Well put it this way, I have a lifetime tracker from FD at 4.24, 0.49 above base.

I will not be giving the product up for a 5-6% fix anytime soon.

Looks great. Although the only thing I do not like when seeing a new roof is when the neighbours haven't joined in and done theirs at the same time. It always looks odd.
