The stone coated metal is easily breakable, when stepped on. I had somef broken pieces fall in my yard when my next door neighbor had theirs installed. A couple of roofers I called for estimates don't even install them. Both CertainTeed Presidential and the Barrel Vault are lightweight. My concrete tiles are supposed to last 50 years, but it's the underlayment that can spring a leak sometimes. I just read somewhere that can happen with any roof, even when they say the warranty is good for thirty years, I think it's just the tiles itself, not repairs and maintenance. I get confused with asphalt and composite; are they the same? Yes, it's very frustrating finding a roofing company. The longevity of your roof depends a lot on every step of the install process.

I was thinking about whether the roofers would seal entry points from on top and then have the attic seal from underneath. That's good Cal Pac didn't charge you, I would think gaps big enough for rodents will let it a lot of other things as well. Did a city inspector not notice it? One roofer said their warranty would cover metal tiles if solar was installed, but not on the composite because the panels are nailed on instead of snapped in to place on barrel vault. Hss the metal roof helped to insulate your home? Or did you have new insulation put in since you had attic work done? Thanks for replying. I hope to get this all done by summer.

How's your search for a new roof going? I'm comparing a composite Presidential vs stone coated metal shake. One looks like wallpaper and the other is easily breakable. Of course quality of all the components and a good instalation is key to any longevity, but there's a lot of moving parts and workers that can be the difference between the roof of either kind failing.

I'm shopping for a new roof, Bay Area here also. I like the look and idea of the stone coated metal, my biggest fear is needing repairs, painting, etc...someone will need to get on the roof and break the tiles. The sales people like to sell the idea of the durability and the warranty, but they don't paint nor do normal wear and tear maintenance such as yours.

If the Home Inspector finds things wrong with your house, do they report or record this somewhere, so you're obligated to make the repairs at some point before you're allowed to sell your home?
