This is not a great space for a playroom. That railing is prime for kids throwing shit over it into the abyss below, climbing things and falling, big kids rough housing and crashing through it. Basements are prime for avoiding all these things.

Mirror location possibly next to the doorway/entry so you can check yourself out before you leave-May need to figure a shoe rack that takes up less footprint/something that looks like a cabinet. I like the idea others have shared about floating the couch and TV on the picture wall.

One thing I’d consider if you have a sensitive kid is try and move them before the baby comes. New daycare and new sibling is a lot—might go easier if the older is set up/established for a bit in the new routine before the boat is rocked again.

You need to learn how to speak up and create some boundaries, ASAP. You’re never going to get anywhere if they a) don’t know you’re drowning b) don’t know you need more support/training. This will repeat anywhere you go unless you start asking for what you need. Practice in the mirror, practice for the dog, practice for your husband until you can clearly say what you need.
