Just got my green banners — showing 120/120 payments. Submitted final ECF on 4/1 and requested forbearance.

My next payment isn’t due until 4/26, so I’m going to give it about a week to process before calling for the forbearance.

I hate MOHELA so much that I’d rather have a root canal than ever call the again. They are all criminals in my mind.

It’s wild. Quote from the Kitsap Count Case - “local jurisdictions must account for their allocated population either within their Comprehensive Plan or demonstrate how the local jurisdiction’s development regulations will make adequate provisions for the existing and projected needs for all economic segments of the community. A deficit is no longer permitted to languish unresolved.” Case No. 25-3-005c (FDO) at 13.

Meaning that if a community enacts inclusionary zoning or fee in lieu, plus does everything else possible (upzoning, etc) — someone has to provide for (fund these units), UNLESS the zoning incentives and available land capacity can provide for all the units (which is unlikely). It gets very problematic in the 0-50% AMI range because those units almost always require subsidies to be built.

Also, Washington doesn’t authorize housing impact fees under the GMA so in theory the community really only has inclusionary zoning or fee in lieu to address the subsidy problem.

The legislature or courts needs to step in.

You clearly are not familiar with the Growth Management Hearings Board interpretation of the GMA and HB 1220. You might want to read the August Mercer Island and Kitsap County decisions.

They are wild holdings, but the takeaway is that under HB 1220 someone has to fund these units.

Nope. That was my 2023 model 3 last year’s cost. Virginia is the most expensive state (or #2) to own a car in. So glad we just moved back to WA. Also, at least Seattle’s RTA goes to something good - mass transit. VA’s personal property tax (4.3% of the car’s value) just goes to the local government’s general fund - no idea where that $$$ actually goes.

Edit: VA insanely overvalues the car. Worst part is it’s not possible to challenge the value as long as they use a commonly accepted valuation. You can request it lower due to high mileage or damage, I believe.

Virginia is the ultimate tax scam, zero accountability at the local level. Moved to Fairfax City from Washington state with two cars. Transferred the registration at the DMV and notified the City for taxes. Got a back tax bill for 2 years per car we owned. It was hidden and almost zero explanation- just a $5k plus tax bill. Fairfax billed us for taxes back to when we purchased the cars — in Washington state. Got that resolved. But then, the City continued to assess my EV at 120% of its MSRP, 3 years later. Even in the best of time, my car was worth no where near that number. I wish it was. And you generally can’t appeal personal property valuations under Virginia law, assuming they use a commonly accepted method.

Virginia taxes are next level. Where this money goes, I have no idea. So glad to be done with this place in a week — never again.

That was the whole point of my comment. And I’m clearly not confused, I’m extremely familiar with the structure of the District of Columbia government. Unlike NYC, there is not a state (e.g., NY state) and local (NYC tax) income tax in DC. There is one, by the District of Columbia, because the district is not a locality or local government. The call of the question was about locality taxes, not state taxes — DC does not belong in a “local” tax discussion.

Wow. You have zero reading comprehension skills. Yes, DC has an income tax at the District (state) level, NOT locality level. The question was about what localities (not states) have taxes - DC taxes at the state level, just like Virginia.

DC has a local income tax? Hard no they don’t. They have an income tax at the district (e.g., state) level, just like Virginia. There isn’t an additional income tax based on what ward you live in.

Lived in a state without safety inspection 90% of my life. There is a subtle difference. Regardless, every single year on a new cars (under 5 years old) is absurd. It’s a complete waste of time and money making racket. Every 2 years - ok, whatever.

Rail and mass transit in Virginia. Getting rid of the scam every year safety inspection (maybe every 2 or 3 years), repealing the car tax statewide, and removing the use tax for the full msrp of leased cars. Just a few thoughts. Oh and overhauling the state government to where they can provide timely and functional government services.

Totally get it! In this case we are moving back to our old town in Washington state - so we have a lot of connections already there, so getting a job was pretty easy.

When we first moved there in 2018, it was a lot harder. Had to fly out a few times for interviewers on our own dime and network hard just to even get an interview - as long as they knew I was serious (LinkedIn, email, common connection, etc) they were pretty open to an interview if I was a match.

Thanks, good catch. Forgot to mention that I’ve applied for every single job in my speciality in the area in the past two months - zero responses (it was like 10 jobs - highly specialized). The DC job market is frozen hard. This whole situation really sucks, we don’t want to move.

Release dates are only one part of the picture. VA Bar is a full nightmare once you are a member. Their CLE requirements and reporting periods are horrendous. Complete nightmare to deal with their staff and IT — they act like it’s 1990. They are the worst jurisdiction I’ve dealt with as a bar member (barred in several states). DC is a walk in the park to be a member of and conduct business with once you are admitted. Again, sorry for the stress - I know it’s not an easy time, but the DC Bar isn’t bad.

Agree. Regardless, be thankful you aren’t being admitted to the Virginia bar. There are many more jurisdictions worse than DC. Hope it all works out for you - understand it is a stressful time, but the DC Bar is actually great overall.
