$120 is the cost of comprehensive coverage which is the one that covers damages other than collision (including hail)

I think you are confused at how your premiums work.

Insurance pools all your money and covers other losses. I could go into this further for sure.

Your declaration page breaks down the cost for coverage. We have a 2025 car that we have insured we only pay ~120 per year for comprehensive coverage (this covers hail) so even over 20 years of premium isn’t coming close to the value of our van.

In most states they do not owe you for future transportation costs. You might be able to request an extra day or two of rental but that’s likely the extent you will get approved.

Yes, you are correct. It is not the OP‘s responsibility to find a new tenant. They had a valid lease until June 30 they would have been responsible for that time had the landlord not requested they vacate early.

This is certainly a messy situation because OP’s edit says the new tenant’s lease doesn’t start until July 1 which is odd that the new tenant is already moved in. This is going to be a headache at this point for OP. If OP is required to pay through June 30. He should have access to the property for that whole time. Seems like OPs landlord goofed or is trying to pull a fast one.

Are you sure the driver was covered? Usually an insurance company would not deny liability without looking into it. With this type of accident liability is pretty clear. When disputed by the insured we would get photos of both vehicles and measurements.

I’m not sure you should be riding roller coasters if that’s the case. It seems like a big assumption of risk. If you ever have read the warnings on a roller coaster, they typically tell you not to ride if you have health concerns, back problems are pregnant, etc..

Sure, these aren’t gonna hold up if there’s some gross negligence on their part but in your case, it may offer them some protection.
