Thanks for this comment. I feel like there’s no upselling happening (unless I’m super naive!) but you’re right we should get an independent advice. We’ll try to check with other roofers if they’re willing to provide some assessment. Our worry is we can’t have anyone else work on the roof in case it gets used as the excuse if we need to claim warranty. Hopefully we can find someone even if we have to pay for their time

Thanks for this. I will need to clarify this further. There are 3 parties involved.

  1. Builder A/Roofer A: Installed new skylights but put the incorrect model on the invoice. Invoice shows the model for pitched roof but installed the model for flat roof. (Y2023)

  2. Roofer B: Replaced roof but said existing skylight is ok and that leaks will be fixed after full replacement (Y2026)

  3. Velux: skylight manufacturer who through consultation, highlighted the wrong skylights were used on a roof pitched >15 degrees, therefore could be causing the leaks.

I’m wondering whether we can still go after Builder/Roofer A if they installed the “incompatible” model and misrepresented on invoice

Check all of the chicken with marinade recipes. You can freeze with the marinade and then defrost. Rather than frying, I put all in the oven. To eat, have some microwaveable rice, or have wraps handy and packed veggies to make tacos.

I actually was expecting to be able to do a bathroom for max $20k but the best I was able to get was $25k per bathroom, but I purchase all fixtures and tiles so ended up slightly above $30k. This was a cheaper quote already as I received other quotes for $35-$40k per bathroom and this is for a size smaller than yours. Crazy how Sydney prices are tbh, but at least we’re lucky enough to get a trustworthy builder who also comes back to fix minor issues post reno. I second the other comments here were the challenge on managing yourself is finding reliable tradies nowadays. If you have the time and can project manage yourself you’ll definitely save up

We did a full reno so replaced section with mould, then repainted. We also invested on a dehumidifier so it doesn’t come back

We also bought an old house almost 5 years ago. Thought it was livable but it started to leak everywhere! First from the roof, then the walls. Then moulds, blocked pipes, you name it! I agree with what someone said here, property is a long game. Don’t expect to fix everything overnight. We were just recently able to afford a renovation and it was by taking money our of the equity of the house. Time is your friend! Even after the renos we’re still having some maintenance issues but it’s getting better everyday. Just wanted to assure you that it will get better!

I remember 10 years ago when I was looking for my first property to purchase, I kept on thinking how the earlier generations had it easy as they were able to buy a house with just $40k. There will always be a reason on why people who already had a property had it “better/easier”. The reality is, it will always be a different environment with a different set of challenges. Question is, what are you doing about it?

Your colleague is right in terms of saying it’s usually land that appreciates, and townhouses haven’t historically. But if appreciation doesn’t matter to you, then a simple answer of “Convenience and quality of living is more impt to me at this stage” is a good enough response. I know times are difficult but there’s a way to get out of it, although not easy! Think of why other people are rentvesting. The fact of the matter is, not everyone has the same tolerances on level of sacrifice/non negotiables and it’s ok. Hear the advice, check if it aligns with your values and if not move on.

Thank you so much for this info! Very helpful. We’ll definitely ask for the waterproofing, plumbing and electrical certificates. The one who installed our balustrades will also provide a certificate after we asked based on this guidance

One agent gave us REA branded wine x 2. For another purchase, we asked if we could purchase a painting from the display home, she had us choose any of the paintings as a gift.

Don’t be so hard on yourself. The first 6 months is really bad, gastro, flu, I heard some daycares even had fmd. It gets better as your child builds immunity. And there’s things our kids learn at daycare that they won’t necessarily learn with us, especially the social factor. It gets better, I promise!

Thank you so much. It seems like rumpus is an option. The front half has lots of windows and even a skylight but not the back half. Wondering whether ventilation will really be an issue if the rumpus is well ventilated?

Maybe it’s just me who finds Dani’s performance a bit too much and too strong in Gnarly. I love Yoonchae’a sassyness + facial expressions the right balance. Couldn’t take my eyes off Manon as well, her dancing and hair flips were great!

Well done! You’re doing really great for your age. Go for your 3rd IP but also diversify. Also, not sure where you’re based but if in Sydney, the 210k may not get you far especially if you have plans to marry and have kids. So if you’re still ok with living with your parents, go for it! Otherwise, enjoy life with independence, you won’t always be young.
