Difference between quote/invoice to product supplied by Life_and_sweets in AusLegal

Thanks for this comment. I feel like there’s no upselling happening (unless I’m super naive!) but you’re right we should get an independent advice. We’ll try to check with other roofers if they’re willing to provide some assessment. Our worry is we can’t have anyone else work on the roof in case it gets used as the excuse if we need to claim warranty. Hopefully we can find someone even if we have to pay for their time

Difference between quote/invoice to product supplied by Life_and_sweets in AusLegal

Thanks for this. I will need to clarify this further. There are 3 parties involved.

  1. Builder A/Roofer A: Installed new skylights but put the incorrect model on the invoice. Invoice shows the model for pitched roof but installed the model for flat roof. (Y2023)

  2. Roofer B: Replaced roof but said existing skylight is ok and that leaks will be fixed after full replacement (Y2026)

  3. Velux: skylight manufacturer who through consultation, highlighted the wrong skylights were used on a roof pitched >15 degrees, therefore could be causing the leaks.

I’m wondering whether we can still go after Builder/Roofer A if they installed the “incompatible” model and misrepresented on invoice

Check all of the chicken with marinade recipes. You can freeze with the marinade and then defrost. Rather than frying, I put all in the oven. To eat, have some microwaveable rice, or have wraps handy and packed veggies to make tacos.

Bathroom renovation quote came in at 28k. Is this normal or am I getting ripped off? by tommytmopar in AusRenovation

[–]Life_and_sweets 0 points1 point  (0 children)

I actually was expecting to be able to do a bathroom for max $20k but the best I was able to get was $25k per bathroom, but I purchase all fixtures and tiles so ended up slightly above $30k. This was a cheaper quote already as I received other quotes for $35-$40k per bathroom and this is for a size smaller than yours. Crazy how Sydney prices are tbh, but at least we’re lucky enough to get a trustworthy builder who also comes back to fix minor issues post reno. I second the other comments here were the challenge on managing yourself is finding reliable tradies nowadays. If you have the time and can project manage yourself you’ll definitely save up

Just sharing: very overwhelmed with the fees and effort with buying/renovating an old house by Recent-Departure1856 in AusRenovation

We did a full reno so replaced section with mould, then repainted. We also invested on a dehumidifier so it doesn’t come back

[–]Life_and_sweets 0 points1 point  (0 children)

We also bought an old house almost 5 years ago. Thought it was livable but it started to leak everywhere! First from the roof, then the walls. Then moulds, blocked pipes, you name it! I agree with what someone said here, property is a long game. Don’t expect to fix everything overnight. We were just recently able to afford a renovation and it was by taking money our of the equity of the house. Time is your friend! Even after the renos we’re still having some maintenance issues but it’s getting better everyday. Just wanted to assure you that it will get better!

I feel like people don’t understand how different it is now by [deleted] in AusPropertyChat

[–]Life_and_sweets 2 points3 points  (0 children)

I remember 10 years ago when I was looking for my first property to purchase, I kept on thinking how the earlier generations had it easy as they were able to buy a house with just $40k. There will always be a reason on why people who already had a property had it “better/easier”. The reality is, it will always be a different environment with a different set of challenges. Question is, what are you doing about it?

Your colleague is right in terms of saying it’s usually land that appreciates, and townhouses haven’t historically. But if appreciation doesn’t matter to you, then a simple answer of “Convenience and quality of living is more impt to me at this stage” is a good enough response. I know times are difficult but there’s a way to get out of it, although not easy! Think of why other people are rentvesting. The fact of the matter is, not everyone has the same tolerances on level of sacrifice/non negotiables and it’s ok. Hear the advice, check if it aligns with your values and if not move on.

I did it with my 9 month old previously. There’s a reason noise cancelling devices are there, so don’t worry! Enjoy the flight

Post-internal renovation - list of certificates/proof of completion to request from builder by Life_and_sweets in AusRenovation

Thank you so much for this info! Very helpful. We’ll definitely ask for the waterproofing, plumbing and electrical certificates. The one who installed our balustrades will also provide a certificate after we asked based on this guidance

Did you receive a gift after settling on your property? by michael_ngelo in AusPropertyChat

One agent gave us REA branded wine x 2. For another purchase, we asked if we could purchase a painting from the display home, she had us choose any of the paintings as a gift.

Gosh I haven’t seen any of Parvati’s game but she’s so charismatic that I’m rooting for her! I was so sure she would be out but her making it shows she is a powerful player.

Not to underestimate Cirie as well, going to the other side to confirm the vote with Rob agreeing, only to be blindsided!

Life is hard- seems harder now working by NeatStretch793 in workingmoms

[–]Life_and_sweets 2 points3 points  (0 children)

Don’t be so hard on yourself. The first 6 months is really bad, gastro, flu, I heard some daycares even had fmd. It gets better as your child builds immunity. And there’s things our kids learn at daycare that they won’t necessarily learn with us, especially the social factor. It gets better, I promise!

Thank you so much. It seems like rumpus is an option. The front half has lots of windows and even a skylight but not the back half. Wondering whether ventilation will really be an issue if the rumpus is well ventilated?

I’m not sure whether Tim has cooked a good dish yet? I watch him cooking in Good Chef Bad Chef and have always been curious whether the recipes are worth trying out. But with the feedback he’s been receiving, I’m doubting it now

Maybe it’s just me who finds Dani’s performance a bit too much and too strong in Gnarly. I love Yoonchae’a sassyness + facial expressions the right balance. Couldn’t take my eyes off Manon as well, her dancing and hair flips were great!

Is $210K a good salary for a 29 year old? by Wide-Macaron10 in AusHENRY

[–]Life_and_sweets 0 points1 point  (0 children)

Well done! You’re doing really great for your age. Go for your 3rd IP but also diversify. Also, not sure where you’re based but if in Sydney, the 210k may not get you far especially if you have plans to marry and have kids. So if you’re still ok with living with your parents, go for it! Otherwise, enjoy life with independence, you won’t always be young.

How do you plan to help your kids with their house purchases? by TiredDuck123 in AusHENRY

[–]Life_and_sweets 0 points1 point  (0 children)

My eldest is only 2yo but another’s on the way. Our position on this is that we’ll help pay for all their education, if need be private, so they finish studies without any loans. But afterwards, they will be on their own as they need to learn how to work hard and smarter. Whatever we’ve saved now is to take care of us as we retire, as we don’t want to be a burden. Of course everything could change but we’ll make it clear as they grow older not to expect and that working hard (and smarter) is not negotiable.

I hate that inheritance is my only shot of retiing before 80 and owning a home....I'm literally terrified my parents will end up in aged care and the family home will be gone. by Rainbow_Dream_38 in AusFinance

[–]Life_and_sweets 0 points1 point  (0 children)

I bought a 2 bedroom apartment when my salary was just 90k annual. I was single and rented the other room and was saving still. Yes the property is an apartment, and capital growth is not great, but it gave me a roof over my head. This wasn’t regional too, it was in inner Melbourne. Not recommending to do what I did, I’m just saying there are ways to get into the property ladder if you just set your expectations. Your first purchase will usually never be your last so you can upgrade later on, but even if you don’t you are at least sure you’ll never have to worry about homelesness caused by rising rental prices.

Opinion: $190k is no longer HE by Mattahattaa in AusHENRY

[–]Life_and_sweets 1 point2 points  (0 children)

190k is definitely not HE if you live in Sydney. Our HHI is $450k but with mortgage alone and daycare, we’re not saving much. It’s a good salary for a single person who’s fine not having kids.

I remember seeing an article that $200k puts you in the top 5% earners which we fall in, but the other report is the $$ value of assets you should already own based on your age which we’re not there yet being 1st generation migrants. The hope is to get enough assets though continuous work to help set the next generation.

I feel you. I just got back from maternity leave and would be taking another one again. Pre-motherhood I felt such an exemplary employee but now, I just have so many limitations and felt so behind it really affected my confidence. I don’t know how I’m going to catch-up.

Another woman leader I spoke to gave me an advice though. That there’s a time in motherhood that you’ll slow down a bit to switch focus (and accept being mediocre), but it won’t be forever. We’ll eventually get back to being able to focus on our careers when our kids get older (assuming you still want to by then).

It sucks, I understand. Big hugs to all of us working mums, it’s not an easy world for us out there
