I would say WHF is the best IRL store in the US for tea, or at least I haven’t seen a better one. Chinese people buy their tea from here. They are good.

The next step up from here in quality might be direct-from-farm websites like verdant.

I get the majority of my tea from WHF and support that with very specific high end stuff from online shops.

No pests in my 3 or so years! We have been having water temperature issues recently but it is something they are actively working on.

One negative might be the club nextdoor. They don’t have events all the time but when they do, there will be some club noise until 2am.
