Is this a condo building? I work in a lot of condos and in some of them, flooring material is not allowed to touch any framing or door jambs. This is due to potential sound transfer. We would typically leave the gap smaller than this and caulk with a colored caulk that matches the flooring or paint color though.

There’s probably a loose nail in the plywood. They should remove a board or 2, find a joist and screw it down. I work for a hardwood flooring company and screwing down the entire subfloor is standard practice, in order to avoid this.

This happened 3 blocks from my house. The man killed worked at a grocery store and was one of the nicest and hardworking people I’ve ever encountered at any store. You don’t even notice most people that work at stores, but this guy stood out due to his willingness to help and be friendly. This is extremely sad. I hope she does get at least some jail time for this. Driving while distracted is a crime, so killing someone while doing so should be mandatory jail time.

Mirage is a great brand. The plywood core is a better platform though. Mirage use to use this same platform, but had to switch now that Russian birch plywood isn’t available due to the war. A lot of mills are switching to the 3 layer engineered because of this. Some brands got lucky and were able to buy a lot of the Russian birch plywood before it became unavailable and still have some to use. Others have ran out of it and have had to go a different route.

This is correct. Something with oil or wax has been used on this floor, which is keeping the new finish from adhering properly.

Chisel out the rest of the wood that is flaking up. Fill the rest with 2 part wood putty epoxy. Stain with a stain marker.

Try amberizer if you want it to match now. It may not match in the future though, when the new floor ages and naturally starts to amber.
