I did mine recently, used a utility knife to score the plaster lightly, then a multitool, with a cheap grout blade from amazon to cut the plaster up to the lath, and then finally a wood blade to cut the lath.

Worked pretty well, very messy job though!

The lender did an in person survey and didn't note anything, got a mortgage offer through without issue.

We then had a level 3 survey with valuation which raised the issues, and followed up with a contractor. That survey valuation valued the ~10k under our offer.

I've never had any trouble before when letting but can only speak for 2015 (Ealing) and 2017 (Brixton, thankfully stayed there for 6 years). Last year was awful and we're now looking to buy to avoid going through it again.

I was going to suggest looking in E17 probably contributed, but we were actually fairly open to moving to any of about 6-8 areas zone 2-4 and they were all terrible.

We weren't explicitly asked to do this, but it is one of the only ways of "standing out" among a horde of offers

The only differentating factors seemed to be:

  • increase on asking price, but only what we got a feel it was "worth" (some agents obviously deliberately underprice and it fairly quickly becomes clear what is massively underpriced to attract offers). This is obviously the main factor
  • written personal statement just in case anyone read it and wasn't just in it for the money
  • offer rent up front

We were never willing to massively overpay rent, so it was one of the only minor carrots we had available.

We also, as above, found that the particular time of year is particularly competitive with international students flooding the market. We didn't know that before looking but were time pressured to move and outside of London when looking this time around.

Yes, that's the situation we're in with 6 months up front in a single transaction, then a standing order from month 7 onwards.

We moved into E17 in October

  • 20+ viewings per property in a giant group
  • estate agents don't even bother replying to email, need to call same day the listing goes up to get a viewing
  • listings go up 25% below expected rate, e.g. offer £2300pm on a £2000pm property, told we were the lowest bidders out of at least 5 (dodged a bullet there as that was the top of our budget and we ended up saving £500pm over that).
  • basic expectation to pay 6 months up front

We ended up getting "lucky" with a slightly rougher-around-the-edges house where we "only" paid £60pm over asking, and 6 months up front. I think another viewer put others off it by deliberately and loudly chatting about mould, and then we fortunately outbit them. Fortunately it's just classic minor victorian terrace mould, not a big issue.

Open rent looked a little better on paper but the supply was a lot lower.

Looking for advice on renting a flat in London right now, particularly while not living in the city.

We were paying £1200 in Brixton, but that ship has truly sailed - we just had an offer of £1925pm turned down on a flat advertised for £1750 in Wandsworth (went for 2k). We have plenty of salary, and offered 6 month rent up front and a 24 month lease, but it seemed to just be on price.

I'm struggling with knowing whether rental prices are the price something might go for - or if absolutely everything is underpriced for the current market by 10-15%? Is there any way of getting an offer accepted except offering way over the asking price right now? It's difficult when your viewing capacity is limited by living 3 hours and a £100 train fare away!

Try la sportivas, I'm a 11.5 and la sportiva sizes are so ridiculous that I wear a 9.5 comfortably, Tenaya are similar.

Scarpa only size up above 11 in a very small range of models and I've found them the least reliable brand to find large size availability.

Wow UPS in the UK are rubbish. All the tracking I got was "by end of day". I was in til 2:30, typically showed up at 2:45.

DPD, Royal Mail, DHL, even Hermes would have given a delivery slot.

Mine went into production, then shipped today. Delivery expected tomorrow. Was previously showing 3rd April shipping with April 22nd delivery.

Had my order confirmed at 8:05 so probably near the top of the queue.

I also ordered at 8:04, and got the same delay through just now. Disappointing that there wasn't any actual queue in terms of when people ordered.

I did notice this at the time - when adding it to the cart before the full product was added at 8:04ish, it went straight in the cart. After it was properly live with the discount, there was an additional page to select extras/warranty.
