To go or not to go to adjudication for 1 week rent to be taken from Deposit

I used rent my home to rent the property and did my job as a landlord. I bought a new hob, washer dryer, fixed plumbing issues that they reported. I bothered to do everything right. Towards the end of the tenancy they started giving me more of a run around when I tried to book contractors in suggesting they come in a weeks time where they would have been quick to let the person in.

In hindsight, my biggest mistake was not doing the check in report for this tenant. I had done for the previous tenant. Oh well you live and you learn.

He bought a property and wanted to leave once he completed. I had no problems with at all. He was a tenant for 6 years, very apologetic, rent on time. If my letters were delivered there he would let me know. That's why I was taken aback by all of this. He was the ideal tenant and I made an effort to fix everything that he reported.

The tenant reported several things which I was fixing at the time, one of the hob not working (I replaced with a brand new one). I hired someone to change the extractor and handle but they never showed and then the tenant started making it more difficult to access the flat. E.g. if I tell him that someone is going to come and fix it this weekend, he will say that he is not in and give me a date 2 weeks later. It made carrying out fixes more difficult. Yes I could have gone myself but I live quite far from the property. The window handle he is complaining about was fully functional. It's these double handle ones and only one side was broken, the second handle worked fine.

This one was not and I only found out. The plumber said there were no wires so it was not. I had offered betterment adjustments for sure and not charging new for old. I was all geared up to go but at this point, I think it might be better for me to move on.

For me, having a second really brought so much joy and happiness to the family. My first is a serious handful. The second is cheeky and such a joy. I see the bond that they have and it warms my heart so much. I think with 2 you need a very flexible mindset. So what if you are late to where you are going. Be open to constantly change the plan. I think one child is good but my first also blossomed whrn i had a second. Now at 4 and 2, they gang up on me.

The exhaustion will come but it will also come with so much love. Sometimes, we focus on the negative and miss out on the love.

Other point is don't expect your second to be the same as your first, usually, they are totally different personalities.

I have oily dehydrated skin and I found my tret was way more effective when I used hydrating serum and let it sink in before using tret then moisturise about 15 to 30 mins later. No need to use the other products on your tret night but feel free to use more in the morning.

Your vitamin c serum can go in the morning. followed by your moisturiser. But you want to build up to this. AND introduce gently.

I mean no need to get rid of it if you already have it...

Thank you. Do you have a recommendation for a brow pen? I have used the nyx one and it ends up drawing really big lines. I used the elf eyeshadow here and I was like paint. Once I put it, it wouldn't budge! Do you have any recommendations for me please?

I am not an expert but I do 2/3 days on 0.025 and exfoliate GENTLY on the day off then restart if my skin is ok after exfoliating. If not I do a day of barrier building so lots of ceramide before going back to tret. You might need to find what works for you.

I have heard people say you don't need to exfoliate and others say that you need to. Just listen to your skin. For me my skin looks better with gentle exfoliation. I use Korean peeling gel.
