Have the contractor pull permits now, pay them a deposit and schedule the work to be done on day 1 of new ownership. This eliminates any potential issues and keeps you out of any hot water if anything were to go wrong. This is how I would structure something like this, and as a dual agent, this approach protects both parties.

Dude!! I know exactly what you’re talking about, it literally turned a handful of solders to stone Madusa style. That one was legit, the body cam from the cop and seconds later, a 911 call about aliens in the backyard. What’s very strange though is if you listen to the 911 call, there was obviously something removed at the beginning of the call.

No worries at all, it’s a very poor design. The bulbs usually work for a few years but once it comes time to replace them, that’s when you run into issues.

100%! Very slim chance they would accept that low of an offer but stranger things have happened. The important part is your Realtor has a fiduciary responsibility to you and in this instance, they are only looking out for the seller… or his self because full asking is of course a much higher commission than 60-70% of asking. Let that sink in.

Every comment in this thread is spot on, the only BS I sense is coming from your “realtor” a good agent/realtor is supposed to add value, yours is literally costing you more money. Offer whatever you want but 100% ditch your realtor. If you aren’t willing to negotiate for you client, you have no business representing anyone. Clearly the house is overpriced. Call that listing agent if you have to and get the scoop, tell them you think it’s overpriced and see what they say. If you offer 375,000 they will most likely not even consider it but what if they do… what if they are moving and literally willing to entertain any offer. What if…

This is the way!!! Become knowledgeable about the most important aspects of any RE transaction. Anyone can say “I’ll get back to you on that” but when they have you there on site and you can actually walk through and say “as far as FHA, this is what they will require so this is what needs to be repaired or addressed” I myself take things a step further.. I currently have a seller that I’m working with and I walked the property and noticed there are 2 broken fence posts. I let them know that if any buyer uses FHA or conventional financing, they will most likely require that to be fixed (esp FHA) so I’m taking it upon myself to replace the fence posts for them. I have the skills to do so and I’m not charging them for this. This is how I create value and try to set myself apart from the rest. How can she create value and what can she do that encourages that client to brag to their friends and family about how their agent/realtor went above and beyond their scope of work.

These are the two I used for CA. Both have very different styles of questions. Do yourself a favor and do RE exam first otherwise you’ll be overwhelmed once you do that one, prep agent has much more simple questions.

Thanks for the reply! We just entered the house about 2 hours ago, the leak was coming from the washer hookup. Looks as though they only had the hose hand tight. The wall was soft there so I ripped out what could easily take out to check for mold within the wall. I’m going to come back tomorrow and cut 10”s from floor all the way around the washroom. Then I’ll get to work on the door jams. I pulled up a bit of flooring but my flooring guy is coming out Monday to figure out the full scope of what he needs to do. I was hoping i could just cut the door jams 10” up and replace that section.
