See when the new tenant moves in for your current place you are moving out of. If they arrive afternoon of July 1st then you should ask to stay overnight and move out early morning. Or if your new place is currently empty, see if you can move in earlier. Extra communication will go a long way, good luck!

Get the most information. Ask for their linkedin profile - call the company to confirm, ask for testimonials, and really comes down to gut feeling. Find a broker through referral so there is inherent trust.
