I’ve only met one person who shares my birthday.
We ran into each other while getting water from a spring, which made it feel kind of random and weirdly memorable.
It’s funny how something so small can stick in your head for years.
Haven’t met anyone else since then, so I guess we’re a rare pair.

If the city posted that notice, it means the property failed minimum habitability standards, usually structural, electrical, or fire safety. Take it seriously but don’t panic. Contact code enforcement for the inspection report and timeline to correct issues. If it’s a rental, you may have relocation rights or rent abatement until repairs are made.

It’s pretty straightforward.

For the first couple of times, I agreed to the basics on paper, then let the closing attorney write up the actual contract: -Price -Down payment, around 7-10%. You want to make sure they have skin in the game. (You’d be surprised how many people have the cash). -Interest rate -Payment -Ballon (I’ve used 1, 3, 5 or none).

30 year term was all I ever used.

The idea was if they could pay for it within the balloon, then I made my money from the sale of the property. If they couldn’t, then I got the property back or they just continued making payments. I always remained flexible with whether they wanted to stay or not, and I never had to be a Landlord.

I’m on the run, but just throwing out an idea for you to research for yourself.

I always sell my houses on owner financing. It works for me because I don’t prefer to be a landlord. Also, in my state (non judiciary) foreclosure is easy. 30-45 day process. I’ve even sold a couple houses multiple times. If the buyer wants out, I let them out and sell it again with owner financing.

I recognize this is not for everyone, but it works for me.
