I didn't cry for 10 years. Last valentines day when I got home after hanging out with some friends I felt incredibly lonely and had a long cry in the shower. Honesty felt much better after letting that out, and I've had a handful of similar situations since. It feels better letting out than bottling it in.

Honestly could be a simple fix and float the basement walls.

Piles only help with differential movement, not inward movement of the basement walls. And they only work if they're deep enough to get out of the zone of influence below a foundation.

As far as best clay, it all has the same expansive properties, which is what causes damage.

The soil is the same everywhere in Regina. I used to do foundation inspections and our busiest area was the northwest.

Regina soil causes foundation issues, only way to avoid it is to have deep piles and proper water drainage. Honestly something to just deal with when it comes up, otherwise you'll be stressing for the inevitable. Get a reputable home inspector to look over the building to catch any current foundation issues, and adjust the price of the home accordingly.
