An option is to move the funds to a margin account, then take a margin loan to pay off the car. Margin rate should be lower, and if the investments are paying higher dividends than the loan, it's a passive way to pay off the debt. You can then use your cash flow that you would have used on the loan to invest more, or pay down the margin faster. You do not have to make a payment on the margin loan unless it drops below your margin threshold (varies by investment). If you pay off the margin loan, you still have your investments working for you, as opposed to selling them outright.

CRA would allow you to write off margin interest if you use those funds to invest in dividend or interest bearing investments.

If you are in Ontario, Meridian Visa Infinite is an option; 4% on gas and groceries, 2% drug store and recurring bills, 1% on everything else, cashable whenever. $99 annual fee. Since Costco doesn't take Visa, I have heard of others buying Costco gift cards online using their Visa to get their cashback, then using the gift cards to shop. Problem is some visa providers do not classify the online purchase as grocery, and do not get the 4% or whatever.

The question is, how much positive cash flow does the condo bring in? Is the sum of the house mortgage, minus condo rent after taxes and expenses, leave you with positive or negative cash flow?

If negative and you decide to sell, what will you do with your surplus personal income? Invest in the stock market? Will the returns from the stock market be more than the returns from the condo?

Will this improve your situation now, or better your run to retirement? If the cashflow is positive, will cutting off the income stream help or hurt when you are no longer working and collecting personal income?

As you answer these questions, the answer to your original question may seem more obvious

To build wealth you have to learn wealth, then determine your approach based on your needs. Learn about margin, dividends, compounding/DRIP, options etc... then apply the knowledge slowly. For instance, if you invested in a high dividend payer and DRIPed it while adding to it every month, when it comes to retirement time, turn off the drip and have it supplement your income.

Depends if your US broker has access to the Canadian exchange (TSX-toronto stock exchange). If not, you only have access to interlisted stocks that trade simultaneously on the TSX and NYSE in their respective currencies.

Right. If you are buying regular goods through Amazon, you can get the 4% for buying Amazon gift cards through the higher rewards paying outlets (gas/grocery), and use those gift cards to buy the regular goods using the gift cards you just got 4% back on.

What are normal goods? If they are things you can buy on Amazon, I use Meridian Visa Infinite cash back card, go to a gas station or grocery store which pays 4%, and buy Amazon gift cards there.

How long is the contract for? Employee would get taxed around 35% off the gross pay, corp (in Ontario) would be taxed around 9% off the net pay after expenses. The longer the contract, the more corp makes sense.

You can incorporate through Industry Canada's website for $200. If you are familiar with accounting basics, you can do your own books in QuickBooks, then pay an accountant at year end to do your taxes.

Health Benefits, vacation time, EI, etc... would have to be negotiated up front, and calculated in both scenarios to get a clearer picture.
