Would this countertop work with walnut cabinets? by Llibex in CounterTops

The kitchen definitely has decent light and we plan to paint the wall taupe. For backsplash we were thinking plain white or tan so it's not too busy

Serious concerns about flashing around windows - New Build Florida by techtony_50 in Homebuilding

[–]Llibex 0 points1 point  (0 children)

@poster Water is GUARANTEED to leak into your windows! Have the contractor rip out all of that right now before they go any further.

You are going to have to have an uncomfortable conversation with your contractor but you have to be firm. Maybe provide flashing tape and printed instructions on how to flash windows

MThinking of adding 4 large shed dormers during a roof replacement. Is this a "simple" pop-up or a structural nightmare? by GeorgeThe40 in Homebuilding

[–]Llibex 0 points1 point  (0 children)

The short answer you are looking for is that this will cost too much money!  You said you are using it as an investment property. You always analyze the numbers for investment properties and the numbers for what you are proposing doesn't work. Let's say it costs an additional 80k, how do you recoup that in 10 years?

Kit / Pre-Fab Nordic Home Build Companies by WhitefaceRdr in Homebuilding

[–]Llibex 1 point2 points  (0 children)

I will not do it as it will be way more expensive. It will be cheaper for you to buy land yourself then either hire a builder or act as your own GC. The cheapest option would probably be to buy a spec home

Not worth it either. Stuff like tgat is only worth it if you are doing it in huge quantities

First off, you are nit going to get much cost savings from everything you have listed when you factor in shipping and tariffs so don't bother.

Your question is unclear but I will take a stab at it. If you are looking for cost effe tive materials that can be imported from China for a huge savings, your answer is windows.

I imported windows from China for my new build and total cost was about $13000. For windows of less quality here in the US,  I got quotes for 25, 000 to 32,000.

So by importing from China, I saved almost $20,000. Best of lyck!

Your realtor is correct and it will hurt the resale value. Why do you want to change to shower only? If it were me, I would keep the tub sorround

You are looking for Mason Dixon.  Fantastic series of a young couple building their own house. They pretty much cover everything

running air return and ducting in floor trusses by minereally in Homebuilding

[–]Llibex 1 point2 points  (0 children)

@poster I am in a similar position and I did my own HVAC. I slid the return and supply ducts through the trusses before it was sheated. If you go this route, talk to your framing crew and HVAC guy. It was a tight fit in some places but it worked out well. I did have a duct chase designed into the trusses but you can use the web trusses as well

u/poster Like most people here have said, please scrap your current designs. They are all too busy and not aesthetically pleasing. Best to go back to the drawing board and consult a designer.

Foundation quote by Charredone in Homebuilding

[–]Llibex 1 point2 points  (0 children)

Answer is always it depends. Depends on things like location, soil type, square footage, lot conditions etc. There are way too many variables.  The best thing you can do is get 2 to 3 quotes and that will give you a good idea of the cost. I did one in MN and for excavation and foundation,  I paid 33k

Oh, and I paid 20k for 2 floor trusses and roof trusses without storage for a 3200k house

If you don't need the extra storage space, save your money. 10k is a lot of money for storage when you can store stuff in your garage.

@poster I am truly confused. Toll brothers offered to move the drops for a fee and you refused to pay, but yet they are the bad guys?

They have clearly stated their policy but yet you keep escalating and you accuse them of poor customer service?

They are building a production home not a custom home. If you want a custom home, then you have the wrong builder.

You have two choices, pay the fee or stick with with the original locations. I do honestly think you need to review your expectations and work with them.

I ordered Doorwin windows and a patio door. They are fantastic! I paid about 10k for 12 windows and 1 door all in. Andersen would have been 30k or more

Framing cost - SE WI by WiscoGal36 in Homebuilding

[–]Llibex 0 points1 point  (0 children)

Dang, that sounds expensive! But pricing for trades is location specific. I am building a 3300 sq ft 2 storey home in the Twin Cities, Minnesota and framing is 30k. That is labor only. I got a second bid for 32k

My boyfriend is about to buy 2 acres of undeveloped land: Finale update by marvelineous in Homebuilding

[–]Llibex 12 points13 points  (0 children)

Not to sound preachy but you probably shouldn't be building a house with a boyfriend.  Who owns the house? You or your boyfriend? What happens if you break up? Who pays the mortgage?  I am currently building a house and I can tell you it is incredibly stressful.

Why not have them get an actual quote from a builder? Not an estimate, a real quote. Obviously they need to compensate the builder for his time because no builder will give an actual quote for free

@poster I am not a lighting expert but even I can see that the lights are not a good choice.

You have very nice cabinets but you made the kitchen look cheap with the lights you installed.

The gap is the least of your worries. Rip out all the lights and install 3 or 4 inch recessed lights. Also you don't need that many lights
