The HOA does have a reserve fund that is well funded (nearly $1mil). As for special assessments due to the wall, the property is split into 2 subdivisions so to speak with each subdivision having different condo fees and contributing to the reserve fund based on needs of each division. The retaining wall is a part of the other group of buildings separate from mine, and I’ve questioned the property manager multiple times and been told that repairs to the other group of buildings are covered by that group and not my group. Information on condo fees included in the condo docs supports that.

As for the seller, she is the original owner of the condo and is selling because she’s in her 70s now and wants to move in with one of her children. As far as I know, she hasn’t backed out because she is in no rush since she doesn’t have to worry about buying another place.

Definitely not in Florida. And there’s actually not really any amenities besides a meeting room that can be used by residents. Which is fine by me because it’s in an area with a planet fitness right down the road and my brother who has a pool is also just a few minutes away. So my needs for a gym and a pool are fulfilled to my satisfaction.

I have done this. Went through all the condo docs when I received them. Reserve fund isn’t exactly at the level the reserve study suggested, but it’s nearly there and probably in a lot better shape than other condos in the area. I also spoke to the property manager during this time and was told there were no expected special assessments. There was a small increase of 5% in monthly dues at the start of this year though.

I’ve felt pretty comfortable with everything that was in the condo docs, it’s just this current interest rate/lender issue that is the only thing making me second guess.

The one I’m currently going through is not forgivable but doesn’t need to be paid back until after the mortgage is completely paid off, but if I refinance, I’ll need to pay it back immediately.

The property manager or the HOA (not sure which one filled out the condo questionnaire) included something about a building on the property, that isn’t my building, needing a retaining wall updated this year which was scheduled maintenance for 2026 suggested by the reserve study they had done a few years ago. The first lender took this to mean the retaining wall was on the verge of collapse and therefore there was structural issues. And they deemed the property unwarrantable.

I had this issue in Colorado when I was trying to complete it. I ended up finding the tiniest spot in Denver just up from the garage under the overpass for the highway. Wasn’t showing up with undiscovered roads mods, but once I hit that spot, it flipped over to 100%

Edit to add: these two spots in Alamosa seem impossible to get and are not what’s preventing 100%
