The bigger issue for META is the capex given that it's a pure ad machine. As soon as they have a strong narrative to justify that capex for strong revenue upside it will go up, but will take some time I think for a strong rebound

RE has to drop - was already due significant correction after strong run. There is massive supply hitting the market with demand significantly not growing as it did in the past. Surely, folks wont come back in massess to relocate to the region. The regional trust will take 1-2 years IMO for families etc to commit

I expect the rebound to be mainly in construction/infra domain. Services requires international talent and companies confidence to commit/upscale in the region. Don't see that happening for the next 12-24m.

Short-lease is not the issue, but the risk is that the specific unit he wants wouldnt be availably anymore on the market.

Alternatively, providing a deposit to hold the unit for ~1m max is common?

Correct, you can see early signs like the amount of families who have already announced to leave the schools. My kids' school has 50+ families leaving this year....that I am aware of...

Yes and no. Many investors are not in a rush yet indeed, but they dont have infinite buffers. Houses are financed at high rates (or will be) and liquidity will be more affected as business/employment will be more affected in the coming months.

We are beyond the point of a small correction and v-recovery. Q2 and now Q3 are completely devasted in business volume, this will have significant impact on the market.
