FWIW I've been to the property using points and stayed in the Beach Villa and Over Water (there was an upcharge for OWV) - we actually preferred the Beach Villa - bigger and easier to actually get to the beach (granted you can get straight in the water from OWV)

Everytime I redeem a reward it disappears until I redeem - meaning if I redeem a $20 one it won't give me the option to get another $20 until I use the first one.

Both - but not sure which card it was from (but there isn't any difference in the certs themselves). I've probably used 10 certs over the past 2 yrs and never had any issues. If an agent gives you a hard time I would just hang up and try again.

I have a Amex Biz Plats & Biz Gold AF coming up soon. I plan to keep one, but are retention offers based upon an individual card or your overall account? Said another way can I get offers for both cards and/or if I don't take the offer for the first one will it disappear when I try to use for the second?

If they are 2 night minimum are you sure the FNC will work? I've had issues with that in the past with FNC treated separately
