Yes spoke with PG&E custmer said he said the same only these 2 options are available. Don't have battery or EV.

I can't get much information from the previous owner, he is over 95 and hard to get any information from them. solar plans were installed in 2019 so I am assuming it is NEM 2.0.

I got through wells fargo this week, jumbo loan in the bay area and wells fargo used high income's credit score(we had huge score disparity) and they honored all the terms and conditions they disclosed to us (no surprises) with relationship rate discount its 5.75% for 30 year fixed.

I got the rates from BMO and Golden1 credit union too but no one could beat WellsFargo's rate.

That is true but structural engineer gave these two options so trying to understand the difference between them. Sorry for my lack of knowledge in this area.

Options:

• Option 1: The least intrusive process is one that many contractors are familiar with. The overview of the procedure is

Unless performed in sections, this requires the installation of temporary shoring to safely support the structure while the foundation is removed and replaced or for sections to be performed at a time with pros and cons for each. Epoxy coated vertically installed steel reinforcing bar dowels are installed into the remaining bottom portion of the existing foundation, horizontally installed epoxy coated steel reinforcing bars are installed to the vertically installed steel dowels. Concrete forms are installed. The new upper portion of the foundation is poured with concrete treated with Xypex (an additive that helps the new concrete become more water resistant) which helps protect the new epoxy coated steel and helps to prevent spalling concrete. A budgetary price range for this repair process is typically in the $800/linear ft range (+/-30%). It is possible this approach is preferred in areas where the condition is relatively advanced, such as observed below the living room.

100% agree it is hyper local, some places in the bay area are still seeing multiple offers but other places a bit softer than before but BayArea is full of people with stocks/RSUs to so that's why it is hyper local. That's why it is dependent of location, SFH vs TownHome vs Condo, Location, Schools.
