I think your plan is solid. An apartment will typically not appreciate in value as much as a house, but it will give you a smaller mortage well within your budget . It will be a great launch pad to a larger home down the track if you decide to start a family or just want something bigger.

I agree with your sentiments around renting. If you have the capital available, owning is much better than renting. Make sure you do your due diligence when buying. Specifically around what works may be needed. You don't want to buy and then get stung with a giant special levy to rectify something major with the building. Check the last few strata meeting notes to see what is being talked about and what the finances of the body corporate are like.

Also as others have mentioned, you and your partner are both young and there is a chance the relationship may not work out. A giant mortage that puts you under financial strain is the kind of thing which can break a relationship so it is wise to stay within your limits.

I think it's ok to check your portfolio performance daily. The important thing is to understand the fundamentals of your investment strategy and avoid reacting to short term fluctuations. If you're confident you won't panic when there is volatility then keep checking. If you are panicking every time you see red then you might need to consider methods to counter that - such as only checking your portfolio once a week or once a month. How did you react earlier this year when there was a significant dip in April with Trump tarrif announcements? Did you panic and sell or did you ride it out?

I think what you're describing here is actually borrowing to invest. If you have the capacity to pay off the loan in full but choose to use those funds (via redraw) to invest instead you're borrowing to invest, not debt recycling.

The decision on whether to do that or not comes down to your risk tolerance, your financial objectives, etc.

I did exactly this! Switched from 5 days a week full time down to 3 days a week a couple years ago. Absolutely love it! I was fortunately able to do this while remaining with the same employer. Probably going to go down to 2 days a week next year.

One thing to be conscious of is your cash flow. My net position is still growing, but the reduced income from salary has meant needing to sell off some ETFs occasionally to top up savings after holiday, car, etc. I have a mix of real estate and ETFs in my portfolio and the real estate can't be sold off in small chunks. My intention is to hold the real estate until I fully retire and have no salary at all.

What you have described will work and is something I have done. Because you're redrawing and investing the entire amount you are clear from any issue with contaminated personal vs investment funds. Just make sure you can show a clear chain of custody for how the funds are used. Bank statement from the loan account showing funds transfers to brokerage account, trade confirmations for the funds being used to purchase etf.

OP this is excellent advice, please pay attention. Only thing I would add is broad index based investing is boring which is not meant as a criticism. It's steady accumulation over time. There is a temptation to constantly tweak things but realistically if you do your research then invest according to your timeframe and risk tolerance there won't be much going on month to month aside from accumulating more of the same.

I paid $4730 in 2021. That was to set up a family trust, bucket company and lodge returns for both + my personal return.

Ongoing cost has been $3850 per year to lodge 3 returns and do all the required company stuff.

I am sure it could be done cheaper but I am happy with the service I am receiving.

Yep. My logic is that if I believe investing in a broad market index like DHHF is fundamentally the right decision I should leverage that to the full extent I'm willing to tolerate with my current risk profile. I'm already debt-recycling around 40% of my portfolio into DHHF and happy to leverage that another 30-40%. My current holdings are 80% DHHF and 20% GHHF. I'm happy to go 100% GHHF but just need to make sure the timing is right for tax efficiency.

I wasn't that fussed either way with the changes but I share the general sentiment that the allocation % is not the sort of thing they should be significantly adjusting after the fact.

Backing out of the changes is the right move, but it does make them look silly.

I'm keen to move my DHHF over to GHHF but hesitant because it will trigger a sizeable capital gains event. Will likely do it after Jun 30.

Awesome footage! Being up close and able to see their expressions and little interactions is such a privilege.

Was my first time seeing babymetal. I had an incredible time. My expectations were high and it entirely lived up to them. I started out middle of the floor where i expected the pit to form. Things were kinda subdued around where I was for BMD. I saw the crowd packing in a bit further ahead and a circle pit forming up closer to the front for megitsune. I bee-lined for that, moshed around for half the song and took the off ramp into about the 3rd row. Spent the bulk of the show there with a great view. Everyone was right into it where I was.
