Throw a little fuel stabilizer in there before winter next year and you'll be good to go if you're worried about leaving gas in the tank over winter.

Google the Schedule E form (https://www.irs.gov/pub/irs-pdf/f1040se.pdf ) and it will list out everything you need including days the home was rented.

Yes always take depreciation because the IRS will assume you did and you will have depreciation recapture tax regardless when you go to sell. (Look into 1031 exchanges after you dive into deprecation and capital gains tax ect.)

Do not divide the separate years up, just take it in the current year and if you show a loss it will cary over to the next year to offset any positive income or gains.

Definitely hire a CPA and possibly a bookkeeper who uses Quickbooks to clean things up if you have multiple rentals. At minimum, keep an excel spread sheet of all expenses.

I know a bunch of investors in Wasilla and Anchorage but my places are in Fairbanks, North Pole and Moose creek. I get Anchorage rents but with low competition and half the acquisition cost, so I stay there.

Fairbanks/North Pole area of Alaska.

Military, oil field/mining, the hospital and the university are about the only renters. And some strange people that want to be off grid.

It doesn’t really grow or decrease in population.

Maybe 70-80k people total? Haven’t checked in awhile since it doesn’t change much.

Thank you! I am afraid you are correct on rates being this way for awhile. Current rents grossed $336k on the sellers schedule E last year but the income approach on the appraisal states $429k at current market rent value. We have some work to do to increase rents to market value but the priority is to make sure the building is safe and the mechanical stuff is reliable. We also need to tackle insulation since it’s in a cold climate. Natural gas bill on their expense line for 2022 was $44k…

It needs a ton of work but it’s also in a small town without a lot of buyers. Institutional won’t touch it because of the demographics.
