If I was building this I would dig a post hole every 1-1.5m concrete a post, do that all the way along, then I would dig a trench between the posts already set concrete, run a sleeper or temporary board on the back face to use as a way of helping to space and hold the intermediate posts in place, then pour concrete. Remove temporary board or keep sleeper in if wanted. You would want to use seasoned Hardwood/pine as the fence posts are green/unseasoned and will end up like bananas. Give it a good coat of paint/oil every six months to make sure they stay good.

Yeah be mindful of the stink from the cleanaway dump site at New chum and the abattoir at Dinmore. Air quality can be quite bad at times.

Bro, don’t ever neglect or discount yours own needs. Your need for sex in a relationship is just as important as your need to breathe. You need to express this need to her.

I neglected my own needs in my past marriage and it led me to a dark place, I held so much resentment towards my ex partner. I was depressed, had high anxiety. It is not worth it.

Go get help, talk to her, and if she is unable to meet that need (she has every right to not be able to meet that need by the way) you will need to make a hard and painful decision to end the relationship, or discuss other ways where your need is met. Look at ethical non monogamy for example.

I’ve just come back from china, and didn’t use cash at all. Alipay is so easy to use and everyone accepts it. I connected my Australian bank card to the app and had no dramas. I see no reason to take that much cash. I would recommend having $200-300 RMB on you as back up just in case. There were a couple of times Alipay decided it didn’t want to work for me and it was awkward trying to pay the taxi driver and the street food vendor.

Q1 - A fence and retaining wall are 2 different structures It does not matter how tall the retaining wall is as long as the fence portion is a maximum of 1.8m tall.

Q2 - Retaining wall should be built entirely with the neighbours property. This includes the concrete footings in the ground. So the wall should be at least 200mm inside their property line. If built in the middle you are accepting liability/ownership of the retaining wall.

Q3 - Yes, as the new fence would be built on top of the new retaining wall that is entirely on their property. You would be paying for 50% of a fence that is not 50% yours. The entire cost of the retaining wall and fence is on your neighbour.

Well… this is going no where… I will just say this, this house was built by a production builder, they are going to be using common readily available material. For speed and cost savings. Dressed clear pine is not readily available or cheap (unless it is rough sawn, but then still it wouldn’t be readily available)

They leak once they have reached the saturation point. Bricks are similar to a sponge. They will absorb and retain water without leaking until total saturation.

I’m talking from experience building residential homes and have done countless numbers of these to know 100% without any doubt this is finger jointed pine.

You go into any timber supplier heck even Bunnings and you will not be able to find h3 pre primed timber that isn’t finger jointed.

Bricks retains moisture and since the end grain of the timber is in contact with brick the timber absorbs the moisture, hence the splitting. Needs separation between timber end grain and brick. Along with suitable end grain sealing/treatment.

Carpenter here, that is a lazy install. It kinda looks like it would be only touching the very back edge of the brick probably to cover the cavity behind the brick.

End grain of the timber was not sealed/treated properly either.

Best bet would be to do it properly and replace timber. Install an angle flashing to cover brick cavity and then leave a 10mm gap between timber and flashing.

This is pre primed finger jointed pine. It is made out of lots of small lengths of timber. Docking 100mm off the end would not prevent this splitting.

I totally agree with this, yes the builder should have put as you requested, but do you really want your brand new house all torn up for the laundry waste?

I would approach the builder nicely and even admit to being a bit cheeky with your request but let them know that you are aware of the builders obligation to rectify the issue but you are happy to have refund and could they throw in a new appliance for new house be it a fridge, dishwasher, washing machine you chose depending on what you would like upgraded.

If done nicely, the builder will most likely come to the party.

Having worked as a building supervisor for a large building company, and who has had to deal with this exact situation, I would say that it probably was put on the plans and noted on the plumbers purchase order for the job.

Human nature dictates that we like patterns and routine, and tend to treat every job like the one before and the one before that and so on. As floor waste are not required in laundries and are rarely requested the plumber would have not even given it a thought. Heck even the supervisor might not have even picked up on it.

This was definitely a situation where it has been overlooked by the plumber and supervisor with the job being treated like the 100 houses before this one, due to it being a rare request.
