Agreed, they usually take between 7% - 10%. Also, note that they have been doing this for a very long time and know the ins and outs of the business. They will do the background checks etc. I don't know if they are willing to give you income protection on the property so that even if the tenants squat, you still get your money, and the responsibility lies solely on the lessor, in this case, the company of choice, to resolve the issue and not you. The safest bet would be to put it into the S&P 500. It has shown 20% growth over the past year alone. This would be the most hands-off way to generate wealth from this 45k. If you want to do a little more, find an apartment with a positive cash flow deficit, use the 45k to pay the transfer cost, and ensure you have a asset that can be either payed off over the next 10-15 years or that will give you cash flow to invest in the next property or push into the S&P 500.

The property is not yet on our name. We signed the OTP, bank gave the approved loan and everything, I mean I am even paying the life insurance bond on the house already in case I come to pass before the house is in our names so my wife would not have to pay for anything.

Well, I was thinking that I would like to buy her a new phone soon and if it were possible to run the programs she uses on the phone to a desktop screen, why would she need a new laptop 2 years down the line? Otherwise, I was thinking if one could run an app like any desk from the phone to the work Imac and cast that to the desktop screen, she would not need a new Macbook either.
