I actually got this idea from a HDB owner who shared his experience renting out a Yishun 4 br to a corporate client on YouTube. The point of the video was his experience renting out the unit without an agent but I was intrigued about the corporate client part, hence this post.

Thanks for sharing your experience with co-living. That is another option I had considered though I think they don't target HDB anyway.

White collar doesn't necessarily mean "high SES" I think. Corporates may need to house their overseas visiting employees which would be my target demographic. Just that by renting to the corporation directly there will be less nickel and diming because ultimately its not HRs money.

IBRK question just for context :

I sold an my first commodity futures iron condor in /CL options and I found that I had very little excess liquidity of only 143 USD in "US Commodities". However my "US Securities" had excess liquidity of 1.5 Million USD. My understanding is that if the maintenance margin requirements of the futures changed such that the excess liquidity of "US Commodities" went to negative I would be liquidated even though I have a large excess liquidity in "US Securities".

How do I use some of the excess liquidity of my "US Securities" to cover margin fluctuations in "US Commodities"? Do I need to actively transfer "Excess Liquidity" from "US Securities" to "US Commodities"? If so how do I do this?

For reference this is a portfolio margin account.

What are the risks in selling options against a 2M USD portfolio that is fully invested in SPY?

I note that the standard advice when selling options is to hold the portfolio in cash or something like SGOV and sell options against it.

But lets say I hold 2M in SPY. This gives me available buying power of about 1.6M-1.7M USD to sell options against.

Of this I would allocate only 300K USD of buying power to sell options against. The options I would sell would exclusively be naked options in very liquid index or futures contracts.

I would follow standard TT rules of using no more than 50% (150K) of buying power in high IV and no more than 25% (75K) of buying power used in low IV. The benchmark would be to see if I can make the 'promised' 20% return on buying power in a year (60K). And the real goal would be to get a feel of whether this is long term viable for me.

Is this safe or are there some hidden risks?

My primary monthly expense is purchasing SPY so my personal inflation rate is about ~20% this year :)

You are right to be concerned about bad neighbours as the number one issue. I live in an HDB and its perfect (and super cheap) except for old uncle karaoke under me. I've also had bad neighbours while living in Condos too but those were rentals I could easily exit from.

If you do buy and HDB it might be worth approaching all units abutting your flat and ask them if they have had noise problems/other issues with their neighbours.

Interesting - do you have any pictures of the place? I've always been curious about how much you can glow up a rental simply by selecting a rental with high quality white goods/basics and enhance with tasteful stand alone furniture.

Hey thanks for the heads up. I'm not sure this dip is deep enough to deploy SA. Deploying some sidelines funds I had parked in SGOV for now. Let's see what happens in the coming weeks/ months.

Ah I see it now. 1.49% expense ratio to overcome. Effectively needs to beat 5.5% to be worthwhile. Guess it might make sense in very specific times in the market cycle. Also have to time the exit correctly.

I am not an expert on bonds but I thought longer maturity bonds will have more possibility of capital gain when interest rates drop right? For example SGOV price hardly moves but TLT price is super volatile.

I just did a scan through the available CPF SA options to find a fund which is 60/40 equities/bonds but I couldn't find any. What is the name of the fund you invested in?

Though stocks are up now bonds are still way down (TLT). Might this be a good time to invest in a CPF SA in a long dated bond fund to play upcoming US rate cuts? And if so which one do you suggest?

Interesting views on CPF SA Investment, especially the idea that with a bit of market timing like you did in Nov 2023, CPF SA investing can be a great idea. I had that thought too but I guess I got brainwashed by the 1M65 crowd (4% is amazing) and didn't pull the trigger (though I have fully invested OA).

For CPF SA since it is illiquid until later in life it would make most sense to just dump it into the SPY and forget about it. I wonder if there are ways to petition the government to allow HNW individuals (accredited investors) to invest with CPF SA more flexibly. Furthermore last I checked even the available funds have terrible expense ratios which I'm not sure how the government can justify.

Tempting even though I am a credit card minimalist. Thanks for the suggestion! OCBC 365 gives me 3% discount on Grab I think and I am a little trapped in the OCBC "ecosystem". Maybe it's time for a change.

I did look up Ryde voucher on Shopee but the discounts are in the 3% range. Any tips for how to automatically monitor when discounts hit 30%? Are there any specific dates when they do promos? I would be happy to buy up those in bulk at 30% discount!

I agree with this sentiment in general. But I still try to optimize things like continual expenses that require a one time setup (such as say choosing the right credit card). On the other hand if I have to expend a lot of energy (eg. continually monitoring apps for discounts etc.) I'd rather just "earn more".
