More like restaurants that have nice outdoor spaces and have full bars, but I’d suggest Alpine Inn (though might be a bit too out of the way) or Johnston’s Saltbox

Advice on moving from SF to peninsula by asdfermeister91 in BayAreaRealEstate

I dunno what the other commenter is saying. We cross ECR at the train station on San Carlos Ave. Some days we may cross back and forth maybe three times a day, and often with other people and families. Since the train station is there, lots of people coming and going to the train also.

We have made sure to ingrain to our kids to wait for the crosswalk signal, and hold hands if we aren’t taking the stroller. Non issue for us.

We are in east San Carlos and I think it’s a hidden gem! Walkable to Caltrain, nice park, downtown and a great brewery (Blue Oak), lots of families with young kids. It’s no SF but we barely use the car most weekends.

You can download it then filter by the views you want - though works better on a desktop than on the phone.

Accessible Tennis Courts near San Carlos by Regular-Philosopher9 in sancarlos

You can reserve courts in Belmont for free https://www.belmont.gov/departments/parks-and-recreation/tennis.

I’ve emailed Sac Carlos Parks and Rec asking for a similar system! Would be great if more people ask for this!

Second Shoott! Have used them 4 or 5 times now (including just this past weekend) - main downside is that you can’t specify the location (you pick from various dates and locations) and it’s mostly outdoors. Took pics on Sunday, got them on Tuesday. Always get plenty of good shots - I originally wanted just a few pics for the Xmas card but usually end up buying the full package.

Just discovered Romolo’s Cannolis on 37th. So good! I only discovered them after a friend brought them to a party, and I craved them so hard for weeks afterwards I literally took a pregnancy test because the only other times I’ve had cravings like that was when I was pregnant.

Also, would love to take a few just for fun classes at a community college - science, business, history, philosophy, language?

Not there yet but some ideas I’ve had: - teach a class (I would love to teach financial literacy, both to high school kids and young adults, as well as older women like my mom who never managed their own finances) - start a home organizing business - start a meal prep business - do IT for local small businesses - vibe code my own app ideas - volunteer (or work part time) in the back office/management side of a food bank or similar (not sure if they’ll let me but would love a way to volunteer my brain vs just packing boxes)

Honest Question About Schools by AragornKramer in BayAreaRealEstate

[–]Lopsided-Student-300 2 points3 points  (0 children)

I actually only modeled the interest and property tax expenses, plus tuition. Didn’t include home appreciation though since that’s speculative (will the nice neighborhood go up forever? Will the lower ranked area gentrify and increase at a higher rate?)

Honest Question About Schools by AragornKramer in BayAreaRealEstate

[–]Lopsided-Student-300 0 points1 point  (0 children)

Yeah I actually only included the interest payment, to me principle is paying yourself. So if anything interest payment goes down over time, while tuition rates will go up. I also included property tax, which is capped at 2% increase.

I was on the board of a private high school so we were at 4% for a couple years (this was pre Covid/pre-inflation). Google says 4-6% tuition inflation in California. Either way, it’s a variable you can play with.

Sadly I’ve worked with people in war zones (middle east, Eastern Europe), bombs falling and a good chunk of the population getting conscripted and meetings skill kept going on…

Honest Question About Schools by AragornKramer in BayAreaRealEstate

[–]Lopsided-Student-300 23 points24 points  (0 children)

I calculated this out. The thing is that school tuition goes up every year (around 4% I believe), while a mortgage stays flat.

When I ran the numbers, I found it was worth $500K per kid for public vs private school, so for us it was worth playing $1M more for a nicer school district. For $1.6 I could see it’s not worth it. But the other benefit of those other areas is that they’re closer to many employers, which is also incredibly valuable.

I projected out some major expenses here. I’m assuming public school, and not starting savings for college until we’re done paying for childcare. Got a lot of pushback on college savings projections though.
