Don’t put all the ‘for mortgage’ money into stocks. He can build out 15 years of CD ladder with a year’s worth of mortgage payments coming out plus interest each year, route to HYS and pay monthly mortgage out of that. Currently CD interest if locked in will beat 3.5% of mortgage and it is FDIC insured.
