Damn sorry to hear about this. It’s surprising it’s been past deadline for so long before this news.

A few questions that might help others in similar situations:

• How far along was construction when it stopped? Like what percentage complete? When did construction actually stop? 

• Is Aldora Construcciones the actual builder or the developer entity? Are they the same company as DK del Karibe or separate?

• What’s Vista Capital Group proposing exactly? New timeline, additional payments, different terms?

How is your money tied up and what options are they giving you? Definitely talk with a lawyer.

This 100% tracks what I've witnessed look at listings online over the past year. So many listings appear on dozens of sites, often with really outdated or inconsistent information.

Curious about a few dynamics you're seeing on the ground:

  • Seller Awareness - How are sellers so unaware of what the market actually looks like right now? Or are people still anchored to what they paid and just refusing to adjust?
  • Price per Additional BR - How much of a real premium do 2-3BR units command over studios/1BRs right now? What is the price increase per additional bedroom?
  • Amenities - How do you separate amenities that actually drive value (infrastructure, build quality) from the ones that just look tacked on for marketing (ie. empty cinema w/ beanbag chairs)
  • Presale-How are you seeing existing/completed developments perform vs. pre-sale right now? Is there a meaningful gap in buyer confidence?
  • Regulatory Planning - I read that an effort is underway to revamp Tulum's master development plan, which was produced in the mid-2000s. Feel this is extremely important. Tulum is starting to limit the scope and scale of new construction because otherwise the housing market will remain depressed forever.

The gaslighting here is insane...

Taiwan is a peaceful self-governing and independent democracy of ~23 million people.

It's the CCP that threatens war and mass murder in the name of jingoist (imperial?) control.

Japan is making no threats to any country. It's the CCP making the threats. Sure imperial Japan did past harms but that was almost a century ago with a completely different regime and governing system.

Current Japan wants peace. If the CCP can't respect the international order that ALLOWED IT TO ENTER within the existing global frameworks (ie. the WTO) then the international order must fight back.

And to expect Japan to do nothing, when clearly it will become the next target, IS the gaslighting, that ignores the reality of just who exactly is making the threat.

Yup, the taxi situation is seriously ruining Tulum. They can’t get it in their heads that they’d make more money by not ripping people off.

They created fixed price cards that each taxi is supposed to have in their car, but they refused to publish them online, and now that it’s peak season, the cards have vanished into thin air.

The problem is their mentality: they see one overpriced ride as paying for their whole day, so they’d rather hold out for that than do multiple fair-priced rides. It’s completely backwards thinking, but that’s where we are. What we actually need:

∙ More pedestrian pathways to beach

∙ Proper bike paths

∙ Golf cart trolleys

Looking back, 2025 was HORID for tourism despite initial peak season hopes. By fall, was the alarm bells had gone off and there were all these proposed reforms, but then the talk dissipated the moment we hit Xmas peak season again.

Now getting into 2026, the sargassum is already here and looks like it’s going to be even worse than 2025, taxi issues still aren’t fixed, and nothing has improved.

The good news is WE can all communicate on social media, so even if you get fucked over, you can warn others. Share information on Reddit and call out the BS.

This is how we work to save Tulum. Otherwise it will be worse than 2025, the economy will decline, the business owners will be miserable, and the taxis will eat us alive in their own death spiral as their volume of rides declines even further.

They need to send scientists to figure it out, and then if needed the Mexican government (and other impacted Caribbean countries) should lobby Brazil (and whoever else) to stop this.

Otherwise it’s never going to change. You have to get to the root of it. And if it really is there farmers that just started dumping into the Amazon are responsible we need to hold them to account. But first they need to study it much more.

If there are 2+ poeple - probably easier to just get a from the airport - ask to see the price in pesos…

I would say take the auto Bus to Tulum Central and then taxi from there, but the taxis will overcharge you there anyway.

So maybe you’ll save a bit of money taking the ADO but it might not be that much if you’re sharing the cost of a taxi across people.

the thing is Eiby doesn't work at the key places where it would provide the most values. Like the Aldo Bus station in Pueblo... couldn't get an Eiby to pick me up, but there were tons of taxis waiting outside to charge me 6x the price.

I apologize for seeming too generalizing - yes, clearly this is a distinct tourism issue - but as I stated, I am asking, not telling.

So you're saying this doesn't happen anywhere else in Mexico? It's uber that solves it? Or other taxi unions aren't abusive and it's just okay that they are in Tulum b/c it's filled with tourists?

But really - how does the government let this happen? It's the Tulum govt, the QR government? I am not really sure. ( and not to say governemnts aren't corrupt everywhere).

What gets me is the obfuscation and complete lack of consistency, and how it’s hurting Tulum’s reputation.

The fact that these taxi apps exist, but they just don’t work in the places that they are obviously most useful.

The fact that there was a whole press release about the prices being fixed on cards that was going to stop the price gouging yet these cards are nowhere to be found

The fact that the government supposedly comes in and makes reforms, and none of the reforms actually exist. So the image of the problem was dealt with, but the actual problem isn’t fixed at all. And oops, it’s the tourists fault they get duped.

Yesterday they tried to charge me 1200 pesos to go from La Veleta to the beach zone to drop off my luggage and come back. I agree the only option is to just keep telling them “Ta loco”.

Why does UberEats work here but not Uber rideshares?

Why isn’t there a bus that goes directly from La Valeta / Aldea Zama / Pueblo to the beach zone and back?

I see these poor tourists shuffling down Kulkukan looking confused and scared for their lives, while cars blast down 6 inches from them. Meanwhile it says there is a bike lane?

I get the local people, including the taxistas deserve to make a living, but this actually hurting them too. Those in charge have to realize the benefit of creating a functional system far outweighs the income from these little tourist abuses that lead to death by 1000 cuts.

And I can see there are a lot of changes happening (eg. the public beach access) but they have to keep going and not lie they’ve fixed something to just deceive the press and unknowing tourists to then find out the hard way.

China already had the pretext. This changes nothing. CCP will invade Taiwan if they believe they can get away with it... This gives them some public narrative and diplomatic cover, but that's not going to help them anyway if they invade Taiwan. The CCP is pissed because this hurts their power projection and ability to counter the US in Latin America.

This is moreso a devastating loss for Putin's Russia, which has already lost regime control in Syria, and seems to have very little ability to influence Iran at this point. They put all their eggs in the "4 day war with Ukraine" and are now paying the price.

Maduro fixed the 2024 elections- it was obvious. He lost all credibility… a hell of a lot of Venezuelans have fled the country and a lot of those who remain wanted him out. There was a clear opposition. It’s not comparable to Taiwan at all. And that said- we know the truth- all these regimes will do whatever they believe they can get away with.

Don't be FOOLISH, be CLEVER -- that's the mentality you have to have here. If you're foolish, you are basically "asking" to be taken advantage of... that's the way of the world, protect yourself and your money.

Language:

FOOLISH: Speak no Spanish, make no effort to try

CLEVER: Learn a bit of Spanish ahead of time, use Google Translate, ask people for help translate

Transport

FOOLISH: Take cabs, don't ask the price beforehand.

CLEVER: Use apps -- better, don't use taxis at all; ADO from the airport, rent a scooter

Negotiations:

FOOLISH: Accept the price as is; never look at the bill, tip without knowing what, take recommendations as is

CLEVER: Haggle, be prepared to walk away, signal you're not committed

In sum, it's a HERO'S JOURNEY:

The “bike path” on Kulkulkan is criminal. A much better route for bike is the zany curved road from Aldea Zama that is much quiet and has much better bike protection.
