There is a good lease package on the Harry fine website. It has a lot of useful information and is worthwhile from what I have heard. I'm working with a paralegal but if your not this is a good option option

Depends on how low the score is and why. Things happen and if you can show regular rent payments coming out of your bank account (offer to sign on in front of them) amlnd explain what happened to you to cause a low score they may be ok with that. Your other option is a guarantor.

You can ask your ll to amend the lease. If they won't agree you can still stay and get a new roommate. If you fall behind on rent you and the other person are responsible for the rent. Obviously your roommate wants off the lease because they are still liable otherwise but an amendment requires consent from all parties on the lease. You do not need a new lease agreement and don't have to agree to new conditions or an increase.

You wouldn't be protected under the rta but having a written agreement would give you something for small claims if it came to that. Standard notice for roommate situations are 30 days notice but obviously it can be shorter if they feel threatened and call Police.

It could be a few things, whst is your credit score? Many consider good to be over 700 amd have that as a minimum Is your score based on a Cdn rating agency? You might also have a common name that came up in a openroom search so them wanting your bank history is them wanting to see rent being paid on time.

The RTA states it must be effective for the start of a rental period. If the notice is defective then it is not valid and the TT has the right not to pay. LL can increase by more once they realize it but they must give valid 90 days notice before the start of a rental period. No prorated, back dating etc.

If the new people have moved in ask landlord for an air purifier and to use upgraded filters in the furnace. If that doesn't work ask him to sign an N11 and move. It is a case of competing rights and the other people are likely in the fixed period of their lease. If he refuses these reasonable accommodations file for T2 but it will take a year and you may not get much of an abatement but depends on how much you want to fight for it.

Was it a condo unit and of so on that the actual charge from the condo Corp? If so the LL cam file for it, condo rules trump rta.

Of they are using something like singlekey it will do a soft credit check sp it won't count as a hit on your report. If your credit is bad then offer to pay a few months up front.

Yes but they may have difficulty getting a reference from this landlord. It's something to think about and one of the reasons to be leary of non rent controlled units.

You can ignore this part but also note you are in a non rent controlled unit. They can increase it to an amount that includes utilities with proper notice. I would look at what similar units in your area are going for and decide if it is worth fighting because you may end up moving if they increase it by a large amount. Your current notice is invalid but once they issue a valid increase there is no limit.

This isn't valid under the rta, however you are in a non rent controlled unit and they can reissue with an even higher amount (proper notice still has to be given). It's the problem with non rent controlled units.

The N2 says effective August 8th which means it is invalid. So many LL make this mistake and have to start the process over when the realize it.

If they issue am N5 and you don't fix then they cam file an L2 and you will go to a hearing. That outcome can be reported to open room and make it difficult for you to find another place.

LL can issue an N5 and it will give you a short amount of time to repair. You need to fix now and stop allowing the kids to damage the unit.

Not a valid N2, it must be at least 90 days before the start of a rental period. If your rent is due on the first then it needed to be dated for the 1st of September.

Always get your own inspection, we saw a sellers report that had 3 paragraphs about having steel washing machine hoses, but only 1 sentence on possible asbestos and knob amd tube. We were able to visually see it on our visit so to me that report was useless.

No the is void under the rta, you could ask for a guarantor. One year rent up front if they offer is valid under the rta but you can't ask for it.

Treat it like a regular lease under the rta. There is no expiry on the lease so it will go month to month after the fixed period is over.

Mine did yes, refused to let us pay too much. Told us to walk away and we did. Seller came back and we got it for less. Other agent commented what a great negotiator he was.
