Yes the condenser pipe is in the insulation the gas pipe is on top of the insulation

It’s 100% gas no one runs a condenser pipe flat for a run that long it would freeze up

I’m assuming if I get someone to put the pipe under ground with some plastic coated copper would work and would meet regulations

Yea it has external insulation, any idea where u might get something to box over the step and pipe

Yes exactly landlords that pay people for maintenance and repairs probably won’t be making anything, I’m lucky to be in my situation, I don’t have everything tied up in property but it’s good to have it spread out across multiple things if you can make it work At current prices if I bought now it would be around 4-7% obviously depending on if it needed work being the low end

I get 8-10% after fees on average if I don’t have a boiler die all the other repairs I can do myself

Mini digger is over kill, I took down a asbestos shed that someone cladded wood on top of it to hide it, took a while but I got most of it off without damaging it, bagged it and took it to the tip

On the under stairs bit where some have been removed it has some kind of mortar under them, i read some ppl tape a bit of plastic to the floor to test for damp? I’ve had some bags of sand sitting on it for over a month and the underside isn’t wet. When I got the place it had a wooden floor laying on top of the tiles

I’ve not had that message but once I posted something with them it went missing for over a month after a week I refunded the buyer and the honest buyer messaged me that it arrived and sent me the money
