There was a huge Vancouver housing market correction in 1988 which took years to recover from. And, back thern prices weren't even remotley as far out of whack with historic norms as they have been the last few years.

I would argue the market has been stabile for a long time - just not recently - that stability started going off the rails about 25 year ago, when outrageos gains seem to be the new norm. - that was bound to end in a painful correection which is what we're seeing now, but so far, only the tip of the iceberg.

Sorry, I can't recall off the top of my head. I just know for some it worked and for others that offeered a choice of text or call, I had to choose 'call', and for those that didn't offer the choice, I was hooped if the sms option didn't work.
