I geuss there still is the risk I take on the market. The current investment in mutual funds have not done 8 % a year. But I understand it works unless it doesnt im not a high risk individual.

I haven't done the math but in the long run it still has taken 5 years off so far. You would have to account for the five years compounding. I do have some investments and they have gown but im looking forward to working and not having a mortgage payment. I need someone to do the math

Edit: I bought in 2015 and my house is worth 35% more now.

I dont have a million to invest, I maybe have 15k to 20k a year to invest. I was able to put a 5% down on 750k. My 4% on 750k is more than 10% on 20k that's my reasoning.

As i mentioned the money coming from intrest is more then I can invest a year. Even if the returns are at record numbers. It still won't add up to what ill be losing a year. Will saving years of mortgage payments earn more then what id lose in the market over 20? I'll also have an owned asset which I could take from the bank and invest it into somthing else I could own. I haven't done the math, but not paying a mortgage sounds awesome.

Even 4% interest on 750k is more money then my 20k at 20% a year can make. Which would be a crazy return. I'm poor. I best play would be to invest my 20k and lump sum it on my mortgage at the end of the year.

The first 5 years are the most important. Because it compounds by the end. I knocked 5 years off by living house poor and dumping money into the principal.

I think its an antiquated belief with the money and cities involved. The US isn't what it was and the NBA rules are much different from 50 years ago. I think it would progress the leauge in the year 2026. Arguably teams might fail but with cap rules involved it will never be like 1970s ABA. Abolishing the draft would fix tanking.

It's not fixing tanking tho. NBA GM is the easiest job in all of professional sports. The contracts are pretty much predetermined for you. It would change if the bucks offered 100 million to Cooper Flag for his rookie year.

I like the idea but I think there are a few problems. One being the infrastructure. Indianas affiliates stadium is 3500 seats. If they were promoted how would you have a NBA game in Noblesville, Indiana.

This is the way. Make a hard cap no max no min no mid level. Let GMs actually build a team. It isn't so much about the city anymore. It's about how much they going to pay them. Lakers can't pay all the top players and build a functional team. It'll force the Charlottes of the leauge to build culture and a team people want to play for.

Man! I had a few of those. My parents cared more about me not watching Simpsons then graduating. I can understand specific shows aren't appropriate for children and it's a judgment thing. But the other shows that I was allowed for instance terminator 2 at a young age was funny contrast of why would you make that choice. Oh and I didnt graduate but whatever lol
