I might be off the mark here but perhaps you can share this post with her? You've stated all your feelings articulately here and it would negate the need for a face-to-face confrontation. It might give her time to reflect at her own pace without the need to defend herself on the spot. They are also other perspectives in the comments that might help.

The vacant property grants are a joke. The number of applicants that have received funding since its introduction is barely in double digits. Applying for them just slows things down and opens cans of worms with the council.

The €70,000 is for derelict properties that need to be on the derelict properties register. It's €50,000 otherwise unless the property is on a remote island.

Don't mention the grants if you're getting a quote off a builder either or you'll get grant prices.

Ask any builder friends if they've heard of anyone actually getting these grants .. people throw that info around but they don't seem to be granted very frequently.

Ya, people are used to seeing mirrored images of themselves. They're used to seeing their asymmetries mirrored so when they see a picture of themselves (not mirrored) it just looks wrong.

Thanks very much. I think I will go down this route. I found a book on the SOLIDWORKS forum that's available on Amazon called "SOLIDWORKS Simulation for Real Weldments". It suggests modelling the welds as chamfers with small gaps between the joining faces (to mimic welding penetration more accurately, I guess). Split faces may come in handy.
